Summary of Role

The Three Sixty Property Caretaker position will be responsible for the day-to-day curbside appeal, cleaning, and customer service for prospective and current residents.

Key Responsibilities

Property Appearance:

  1. Maintain the physical assets (the buildings and the spaces) to a standard of care that emphasizes high quality, continuous improvement, and high performance.
  2. Work independently to achieve the level of quality in appearance as directed by the Property Manager, Director of Operations, and/or Leadership Team.
  3. Ensure physical appearance of the property is always welcoming and clean by picking up and disposing of all garbage and sweeping and/or vacuuming common spaces.

Customer Service and Relationship Management:

  1. Complete and/or coordinate tenant work orders in a prompt, efficient, successful, and positive manner.
  2. Foster and maintain all critical relationships (tenants, co-workers, vendors, etc.) to a high degree of customer satisfaction.

Groundskeeping and Landscaping:

  1. Oversee all lawn care, landscaping, mowing, and vegetation control of the properties, either by supervising contractors or performing the actual work.
  2. Weed control in landscaped areas and pavement around the properties.
  3. Fertilizer application and weed control on the lawn areas.

Winter Maintenance:

  1. Snow and ice removal from all entryways, sidewalks, parking lots, and other areas as directed.
  2. Apply salt in parking lots and on sidewalks as needed to prevent hazardous conditions.
  3. As needed during winter months, keep snow and ice from accumulating on sidewalks, entryways, parking lots, and other areas as directed.

Apartment Turnover:

  1. When a resident vacates the apartment, make it ready for showings and a new resident, including painting, floor cleaning, and general cleaning.

Emergency Response:

  1. Answer and respond to after-hours emergency calls as assigned.

Candidate Requirements

  • Demonstrate excellent communication, analytical, and problem-solving skills. 
  • Experience in cleaning or property management is a plus.
  • Demonstrated ability to work independently and be a self-starter; meeting self-initiated deadlines.
  • Exercise successful judgment to make decisions that benefit the residents, property owners, and fellow employees.
  • Ability to successfully manage our critical relationships with customers, service providers, and fellow employees.
  • High school degree or equivalent

Physical Demands

  • Must be able to lift 75 pounds
  • Must be physically able to bend, move and perform manual labor tasks regularly
  • Must be able to work on a ladder periodically
  • Must adhere to all safety guidelines and policies
  • Must have a valid driver’s license and proof of insurance
