```MAINTENANCE SUPERVISOR

Reports to Property Manager

JOB SUMMARY

This position involves the administrative responsibilities listed below in addition to overall inspection, maintenance, and repair of the community. Works closely with Property Manager with regard to budget preparation and inventory control. Follows all company policies and procedures.

ESSENTIAL JOB FUNCTIONS

Administrative:

Performs duties normally associated with a supervisory position, such as hiring,training, evaluating, and disciplinary counseling of all maintenance staff, under thedirection of the Property Manager

Schedules the preparation of all market-ready apartments with regard tomaintenance, and completes the final inspection

Recommends the repair or replacement of any interior and/or exterior areas needingattention

Assists in the bidding process of service contracts and monitoring of contracts andvendors

Assists in monitoring capital improvement projects

Orders and controls maintenance inventory as needed in a neat and orderly fashion

Assists in identifying life safety issues and ensures these issues are corrected in atimely manner

Ensures safe work practices are being followed by all maintenance staff in relation toproper equipment handling and safety practices

Monitors pool operations on a daily basis and maintains the appropriate HealthDepartment standards

Completes regular community inspections

Prepares weekly/monthly maintenance status reports

Monitors the maintenance and upkeep of all mechanical equipment on thecommunity including but not limited to water heaters, HVAC units, etc

Ensures the Preventive Maintenance Program is followed in order to maintain thecommunity standards

Performs various maintenance functions such as re-keying and mastering doorlocks, repairing furnaces and air conditioners, plumbing and appliance repairs, minorroof repairs, etc

Performs on-call emergency service as required

Moves heavy objects from one area to another and utilizes a ladder as required

 Maintains and accounts for all property-owned tools and equipment

 Maintains CATV system – filters out channels as necessary or as directed by management

 Maintains control access arm; performs preventive maintenance

Financial:

 Assists in the preparation of annual budgets and monitors expenditures in accordance with the established guidelines

 Assists in the selection of various vendors with regard to value and budget

Leadership:

 Utilizes company resources when necessary (i.e. maintenance, human resources, etc)

 Offers recommendations to management regarding improvements to the overall operation of the community

 Enhances and maintains the value of the community

 Assists the overall team effort through effective leadership

 Maintains open communication between Property Manager and other community staff members

 Understands and complies with Fair Housing laws and standards

 Represents the company in a professional manner at all times

Customer Service:

 Ensures all service requests are handled in a prompt, courteous and efficient manner

 Strives to continuously meet or exceed resident satisfaction

Other Job Functions:

 Attends and participates in training programs as requested

 Assists with and attends community sponsored resident activities and functions

 Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary

 Performs other duties as assigned

SKILLS & EDUCATION AND EXPERIENCE

A high school diploma or equivalent is preferred. A minimum of four years hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. Excellent communication, supervisory, and leadership abilities required in addition to basic knowledge of current codes and regulations. Valid driver's license and good driving record along with auto insurance required. Must be EPA or CFC certifiable.

- Strong problem-solving abilities and attention to detail
