The Mill and The Union Apartments is Hiring a Property Manager Near Charlotte, NC

Our company is seeking a seasoned, professional Property Manager to lead our team.

As the Property Manager, you will be responsible for:

  • Operating the property within the financial guidelines and demonstrates the ability to understand, analyze, and provide comprehensive reporting for financial goals and operates assets in owners’ best interest and in accordance with Agency policies and procedures.
  • Accomplishing financial objectives by collecting rent and submitting bills for payment
  • Managing, tracking, and reporting on capital improvement projects.
  • Responsible for achieving maximum occupancy and minimum turnover rate at all properties
  • Ensuring maximum rent receivable collections by monitoring tenant account receivables, filing court orders, and attending court as needed.
  • Overseeing all leasing responsibilities
  • Overseeing evictions
  • Daily physical inspection of the property
  • Ensuring vacant units are turned within the specified time frame
  • Direct supervision of all personnel
  • Reviewing and approving employee timecards and PTO
  • Interviewing and hiring all property employees
  • Resolving employee and resident complaints
  • Preparing reports by collecting, analyzing, and summarizing data and trends
  • Ensuring that property staff provides exceptional customer services at every point of contact, exceeding residents’ expectations; addresses resident concerns and requests in a timely manner to ensure resident satisfaction; maintains a professional image at all times.
  • Leading the team in effective outreach marketing; monitors social media and online marketing to increase potential applicants.
  • Ensuring maintenance work orders are being responded to and resolved in a timely manner
  • Enforcing occupancy policies and procedures by confronting violators
  • Updating job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations
  • Other duties as assigned

The ideal candidate will possess the following:

  • 2 years of experience as a Property Manager for a student housing community preferred.
  • 4 years of Property Manager-level experience
  • Working knowledge of multifamily property management practices and processes, Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, and OSHA laws and regulations.
  • Prior supervisory experience: selection and hiring, team training, and coaching.
  • Must be able to work occasional evenings and weekends.
  • College education is preferred, but not required.
  • A strong understanding of the bottom line and comprehension of balancing income and expenses to ensure the best overall results.
  • Ability to communicate effectively and professionally.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Demonstrate the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate an appropriate course of action.
  • Must possess a positive attitude and the ability to be pleasant under all circumstances.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Participate in training in order to comply with new or existing laws.
  • Present oneself in a neat, clean, and professional manner at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
