The Landing Senior Living - Winder is Hiring a Maintenance Technician Near Winder, GA

JOB DESCRIPTION: MAINTENANCE TECHNICIAN

JOB SUMMARY: The MAINTENANCE TECHNICIAN is responsible for maintaining the physical integrity of the assisted living community. This position should identify and carryout scheduled/preventative maintenance as well as respond to unexpected maintenance events to ensure residents are safe and secure. The ideal team member should be able to diagnose and repair minor problems related to HVAC, electrical, plumbing, emergency systems, flooring, carpentry, hardware, wall finishes, irrigation, and furniture/fixtures. This position should manage internal and external storage closets and assist team members with physical duties related to maintaining or decorating the assisted living community. Our maintenance tech should treat all residents with compassion and respect.

JOB DUTIES:

  • Carry out preventative maintenance task such as HVAC filter and light bulb changes.
  • Work with management to ensure life safety codes are per state regulations and functioning properly (fire extinguishers, security system, fire/smoke detection)
  • Work with management and the elevator vendor to ensure the elevator is maintained and functioning safely. Coordinate preventative maintenance with the elevator vendor and maintain required logs/records/certifications.
  • Minor painting to include wall/trim touch ups or painting of apartments as needed.
  • Perform turn-key work to ensure vacant apartments are rent-ready in a timely manner.
  • Assist with waste removal.
  • Work with staff and residents to complete repair work orders and follow policies/procedures for documenting and carrying out repairs. Follow up with residents and staff to ensure satisfaction.
  • Maintain current MSDS sheets and stays abreast of EPA/OSHA regulations regarding the proper storage and management of hazardous materials including chemicals/flammables/refrigerants, etc.
  • Immediately notifies the executive director of maintenance issues pertaining to safety and security.
  • Know his/her limitations and contacts outside contractors for repairs/maintenance when needed.
  • Make diligent efforts to obtain quotes and find cost conscious solutions and contractors to perform repairs.
  • Accompany all vendors and contractors during visits and inspections.
  • Conduct scheduled maintenance activities such as monthly fire drills and monthly fire equipment inspections.
  • Maintain records/logs of maintenance and preventative maintenance on specific equipment including the back-up generator, kitchen coolers/equipment, dishwasher, washers/dryers.
  • Assist the executive chef with responsibilities related to kitchen equipment maintenance.
  • Prepare diluted chemical solutions in approved containers and stock inventory for staff.
  • Utilize safety equipment and ensure safety protocols are followed when performing any maintenance activities.
  • Follow all safety, infection control, and life safety guidelines as well as state regulations for assisted living /memory care communities.
  • Is present for state life safety surveys, takes notes, and makes arrangements for necessary corrections.
  • Keep all janitorial and office equipment in good working order and schedule repair or replacement with management as necessary.
  • Respect the rights, dignity, and privacy of each resident throughout all interactions.
  • Maintain a positive attitude throughout all interactions.
  • Respond promptly to resident requests and engages appropriate staff person if unable to fulfill resident needs/requests.
  • Adhere to The Landing Senior Living Employee Handbook, the Employee Code of Conduct & all policy and procedures set forth by the company.
  • Spend time getting to know each resident and form lasting relationships.

KNOWLEDGE, SKILLS, & ABILITIES and JOB REQUIREMENTS:

  • High school diploma/GED preferred.
  • A valid driver’s license issued by the state of Georgia.
  • Must be able to pass a pre-employment knowledge and skills assessment.
  • Attend staff wide meetings, training, in-service and orientation.
  • Minimum of ten (10) years driving experience required with no more than two moving violations over a five year period.
  • Must be able to communicate effectively in English (written and oral) with residents, families, medical offices and staff.
  • Must be able to perform basic measurements and mathematical calculations.
  • Must be able to read and interpret blueprints and life safety rules as well as equipment manuals.
  • Basic knowledge in pluming, painting, electrical, carpentry, grounds keeping, appliance repairs
  • Should possess basic hand tools necessary for performing maintenance and assist the community in purchasing and maintaining their own maintenance supplies.
  • Knowledge and ability to use and follow all safety practices when using tools/equipment to include but not limited to hand tools, pressure washers, blowers, paint equipment, cleaning agents/chemicals, ladders, landscaping lights/irrigation valves.
  • Must be physically able to climb, bend over, push, pull, reach, carry and sit, walk or stand for long periods of time as well as move up to 100 pounds.
  • Drug/Alcohol screen and criminal background check required. Initial screening and unannounced/period screenings are required by our insurance carrier.

Pay: $23.00 - $28.00 per hour
