The Housing Partnership, Inc. is Hiring a Real Estate Development Associate Near Louisville, KY

GENERAL SUMMARY:

Under the direction of a Real Estate Development Director, this position participates in all phases of housing development and client consultation /development to support organizational goals by expanding HPI’s single and multifamily housing supply through acquisition and development and by enhancing HPI’s sale of single family homes.

ESSENTIAL DUTIES AND TASKS:

1. Works closely with the Directors of Single Family Housing Development in both single family and multifamily housing environments to achieve performance goals.

2. Conducts research and activities to support all development functions, including preparing funding applications, due diligence, acquisitions, construction and renovation, financing, dispositions, etc.

3. Assists in the creation and maintenance of financial models and budgets.

4. Verifies income for single family home buyers to ensure proper program compliance

5. Research and gather documentation for funding applications, assists in preparing and assembling application documentation and in application submission.

6. Assists with preparing reports to funders showing performance against goals

7. Assists with financial closing with lenders, legal counsel and other project team members.

8. Work with investors on draws and documentation required.

9. Works closely with other HPI departments to provide synergy and multiple cross selling opportunities.

10. Provide information to all HPI departments on projects under development by HPI.

11. Assists in management of other projects such as:

a. Homeowners Associations; supporting operations of HOAs and transitioning HOAs to neighborhoods.

b. engages in client outreach activities

c. represents HPI at public events and other forums in the community in a professional manner.

WORKING CONDITIONS:

About 75% of the work takes place in a business office. Some work requires reading and using a computer. Frequent visits to construction sites where there may be equipment in motion. Some settings may not be able to accommodate a wheelchair user. May be outside in wet or humid conditions, in both hot and cold weather. May work around noise and fumes.

EFFORT:

Must be able to walk, see, hear and speak. Handling document, sorting and reaching. May kneel, stoop or climb when inspecting properties. No heavy lifting required.

MACHINES, TOOLS, EQUIPMENT:

Equipment typically used includes personal computer, printer, calculator, fax machine, copier, scanner and paper shredder. Must be able to have access to a vehicle to visit properties.

MINIMUM QUALIFICATIONS:

A Bachelor’s Degree in a related field. Past experience working with housing organizations. Two years of experience in a fast paced, financial environment. A combination of education and experience may be substituted when competency is demonstrated.

Job Type: Full-time

Pay: $50,000.00 - $55,000.00 per year
