The Gardens Care Homes is Hiring a Facilities Maintenance Director Near Aurora, CO

Gardens Care Senior Living is seeking a Maintenance Director for our Aurora locations.

SUMMARY:

Responsible for the general maintenance of the Community, including all common areas, resident apartments, grounds, equipment, and mechanical systems and driving the community van.

Coordinate and communicate with all other team members of the Community in maintaining a

holistic perspective of service and care. Lead by example and make certain the programs and

services maximize each resident’s quality of life, identity, abilities and preferences.

DUTIES AND RESPONSIBILITIES:

  • Perform a wide variety of building maintenance and mechanical work including carpentry,

electrical, plumbing, interior and exterior painting, masonry, drywall repair, small appliance

repair, minor equipment repair and troubleshooting; floor cover cleaning (shampooing,

buffing, stripping, waxing, etc.).

  • Perform all required general maintenance, ground maintenance and other general duties as

required to safely and properly operate the Community.

  • Promptly respond to residents’ apartment maintenance or repairs.
  • Inspect and prepare all apartments for rent-ready status as per company policy before new

residents move into the Community. Rent-ready apartments include, if necessary - carpet

and vinyl replaced or cleaned; cabinets and woodwork finished properly; windows cleaned

and replaced if seals are broken; leaky faucets or toilets repaired or replaced; complete

interior painting; appliance repair, re-caulking; repair and/or replace light fixtures and

electrical cover plates; clean and repair A/C units; and install new window treatment. Other

maintenance duties on apartments as required.

  • Solicit appropriate plant maintenance estimates or bids and present to Executive Director.
  • Evaluate performance of all service contractors.
  • Establish, follow and document complete, routine and preventive maintenance plan for

plants, equipment, fixtures and furnishings.

  • Ensure all company, state, local OSHA or federal health, safety, building, fire and insurance

codes or requirements are met or exceeded at all times.

  • Conduct regularly scheduled fire drills, elopement drills and other emergency preparedness

drills at the direction of the Executive Director.

  • Obtain appropriate approval from Executive Director prior to making purchases. Maintain a

log of all expenses incurred and repairs completed.

  • Ensure all work orders are completed in a timely fashion and billing information is recorded

(i.e., time and material).

  • Maintain effective inventory and loss control program for the supplies, parts, tools, and

equipment of the Maintenance Department.

  • Ensure efficient and effective use of all Maintenance Department and Community

resources; human resources; outside vendors and monetary resources within established

budgetary guidelines, equipment, and supplies.

  • Participate in community and resident programs to include, but not limited to Safety

Committee, Infection Control Committee, and new resident orientation program.

  • Safely and efficiently provide transportation for the residents when necessary.

Transportation may be required for resident activities, appointments, events, and

emergencies.

  • Participate in all required training, orientation, meetings and programs offer by employer.
  • Innovate, plan, promote, and supervise a building and grounds maintenance program that

meets or exceeds the minimum of standards of the property and accommodates the broad

spectrum of requests, situations, preferences and physical limitations of the resident

population.

  • Present a professional demeanor that communicates to current and prospective residents

the corporate philosophy of service, goodwill and genuine interest in the residents’ unique

needs.

  • Conduct yourself and your business professionally at all times. Handle all resident

concerns and complaints with finesse and in a caring, polite, and professional manner.

- Ensure all personnel and residents know and understand the building safety protocols and emergency procedures.

ADDITIONAL REQUIREMENTS:

  • Compassion for the elderly and sick.
  • Skilled maintenance person for general maintenance duties.
  • Use caution in performing duties and maintain safe working practices.
  • Lift up to 100 pounds; stoop, bend, climb stairs and ladders up to 40 feet, push and pull

equipment, work in cramped spaces and be in good physical condition. Frequent walking

and visual inspection of the Community.

Job Type: Full-time

Pay: $55,000.00 - $62,500.00 per year
