Wholesale Lending Mortgage Closer

Summary:

The focus of a Closer is to ensure accurate data upon loan closing, that all conditions of closing the loan are met, and adherence to regulatory and investor requirements. Maintaining an attitude of approachability and willingness to assist in troubleshooting with customers and Dart Bank departments as needed. Primary Duties:

  1. Effectively manage a large volume of closings while maintaining accuracy.
  2. Work with title, escrow, settlement agents and attorneys to facilitate the closing of a residential mortgage loan.
  3. Ensure the accuracy and timely delivery of Closing Disclosures and closing documents.
  4. Ensure regulatory compliance on all closings, including, but not limited to QM and TRID.
  5. Prepare and send out closing disclosures (CD) for borrowers to sign.
  6. Accurately review, process and prepare updated CD’s for changes of circumstance.
  7. Review all closing requirements including but not limited to, hazard insurance, property taxes, minimum investment, maximum funds to close, conditions to be provided at closing, preliminary CD’s, and title documents.
  8. Draw and release closing documents for all program types offered by Dart Bank to the designated Closing Agent.
  9. Updating, reviewing, and validating loan data to ensure closing documents are accurate.
  10. Review loan file to ensure all conditions of loan approval have been met and signed off by the appropriate party.
  11. Balance final figures with the closing agent.
  12. Review signed loan documents to verify completed, signed, and dated as required.
  13. Complete funding request and authorize the release of funds to the title company.
  14. Assist post-closing/insuring with any additional documentation or requests—both internal and external.
  15. Responsible for adhering to all Quality Control/investor/Compliance requirements including but not limited to timely response to audit requests.
  16. Actively participate and advocate the bank’s training and development programs and commitment to learning.
  17. Excellent verbal and written communication skills with the ability to handle delicate situations with diplomacy and tact.
  18. Maintain strong knowledge and understanding of Agency and product requirements. Continuing education is required.
  19. Responsible for following company policies and procedures as directed. Never employ workarounds to procedures or policies.
  20. Be relentlessly resourceful in finding answers and assist in creation of trainings, manuals and job aids as needed.
  21. Willing and able to assist mortgage teams with questions and training as needed.
  22. Maintain strong positive communication with all departments to develop cohesive working relationships.
  23. All other duties as assigned.
  24. Adheres to all Federal and State laws and regulations, including the Bank Secrecy Act.

Essential Functions:

  1. Use of hands or equivalent ability to complete required tasks.

  3. Strong communication skills and a positive attitude.
  4. Relationships with external contacts are vital, position involves extensive personal contact with outside sales partners, customer service is a top priority.
  5. Maintain positive relationship with sales partners (internal and Mortgage Brokers)—phone and email communication are required.

Education/Training/Experience:

2 years of recent mortgage operations experience in Closing or its equivalent. Must be proficient with mortgage loan documentation and preparation of closing documents. Experience with encompass and in the wholesale market is preferred.

Minimum Education Requirement: College degree preferred, or equivalent experience.
