RESPONSIBILITIES:

• Please note this is a 'hands on' position.
• Schedule and perform routine preventative maintenance on all equipment on a regular basis – including but not limited to HVAC, electrical, plumbing fire/life safety systems, and pool maintenance.
• Monitor, mentor, direct, and train maintenance and housekeeping staff.
• Maintain the building and common areas.
• Manage day-to-day work orders and repairs.
• Perform daily inspections of equipment, log operating conditions and address concerns when operating parameters are not within guidelines, seek resolution and correction. Maintain continuous operations of equipment by trouble‑shooting and repairing.
• Record pertinent data on all equipment in accordance with federal, state, and local codes and requirements.
• Oversee all vendors and outside contractors.
• Review assigned work orders and estimate time and materials needed to complete repair.
• Order necessary materials and supplies.
• Track inventory and assets.
• Coordinate and assist in contract services including but not limited to, HVAC, snow removal, picking up of trash, and pool maintenance.
• Provide high quality customer service to the residents, staff and visitors.
• Provide regular status reports to property management.
• Performs all other duties as assigned.

REQUIREMENTS:

• Available for on-call after hours, weekends and holidays to respond to emergencies and seasonal needs such as snow removal.
• Thorough knowledge of building systems, emergency response, and building documentation.
• Advanced engineering operations skills and general mechanical ability.
• Maintain open lines of communication with internal and external contacts for continuing operations and resolution of problems.
• Effectively communicate on a regular basis with management.
• Maintain regular attendance in the workplace.
• Actively functions as a team member. Foster a team work environment that promotes collaborative teamwork between multiple levels of internal teams.
• Ability to keep detailed, accurate, and complete records and documentation as needed.
• Budget and expense management experience.
• Ability to read and interpret blueprints.
• Critical thinking skills and track record of continuous improvement including identifying and effectively addressing service needs and gaps.
• Ability to organize and prioritize multiple tasks to maximize personal and team effectiveness.

EDUCATION AND SKILLS

• Formal training in building HVAC, plumbing and electrical a plus.
• Proficiency in Microsoft Office and property management software. Ability to adapt to new technology.
• Proficient verbal and written communication skills, including the ability to clearly and concisely present ideas and concepts.

Job Type: Full-time

Pay: $70,000.00 - $75,000.00 per year
