The Coral Company is Hiring an Assistant Property Manager/Leasing Manager Near University, OH

We are looking for a team oriented, customer service focused, assistant property manager / leasing agent to join our team. This position is responsible for maintaining and enhancing leasing, marketing, and resident relations of the property in a professional, timely, efficient, effective, & accountable manner, on a daily basis. Performance is measured against the Company’s directive to “Only promise what you can deliver and always deliver what you promise”.

  • 3 years of apartment leasing, administrative and customer service experience required, management and team leadership experience highly preferred.
  • MUST complete both Indeed assessments for consideration.
  • Regular work schedule is Monday - Saturday. Monday-Friday 8:30a-5:00p with an unpaid hour for lunch, and Saturday 10:00a-2:00p. NOTE: Saturday hours may be worked remotely on occasion if there are no on-site appointments are needed/scheduled as allowed by team leader/property manager. The weekday hours will be adjusted for hours worked on Saturdays per team leader/property manager discretion as business needs dictate.
  • Salary, exempt. $45,000-$50,000 dependent upon experience with a 35% share in commission, and the following benefits available....medical, dental, vision, life & disability insurance (employer paid), voluntary life ins., AFLAC, 401k, ample time-off (personal & vacation), and paid holidays. Benefit eligibility waiting periods are applicable.
  • On-site work in an office setting is required.
  • On-site driving required between rental unit locations, will be compensated for mileage.
  • Must be able to reliably commute to property location in University Heights.
  • Must have a dedicated home office workspace, computer, and reliable Internet when working from home.

Primary Responsibilities:

Daily:

  • Respond to lead inquiries.
  • Tenant relations.
  • Check existing/pending maintenance requests.
  • Process applications.
  • Provide showings to interested leads.
  • Manage/organize documents (parking assignments, directory info, etc).
  • Provide the Director of Property Management with updates on projects on a weekly basis.
  • Provide quality customer service to all residents at all times.
  • All other duties assigned by Management in relation to the property, residents and/or customer service.

Weekly:

  • Update availability through online platforms.
  • Traffic and leasing report.
  • Update make ready and availability report.
  • Walk vacant apartments and move-ins.
  • Check and copy keys for move-ins.
  • Follow up on pending leases and renewals.
  • Order and organize office supplies.
  • Assist with invoicing/payables.

Monthly:

  • Move out/security deposit accounting.
  • Rent collection – check drop boxes.
  • Complete resident renewals (90 days prior).
  • Budget comparison – actual to planned.

Quarterly:

  • Update market survey.

Skills & Experience:

  • High School Diploma or GED required, and some college preferred.
  • 2-3 years of APARTMENT leasing, marketing, client relations, and property management experience.
  • Strong organization and priority setting skills.
  • High-level computer skills, especially with Microsoft Office in Outlook, Word, and Excel.
  • Communication: ability to interact & communicate effectively, efficiently, & professionally.
  • Accountability: able to offer & receive constructive feedback & meet deadlines & commitments.
  • Team player: willing and able to assist anyone in need of assistance and/or support in order to get a project/task completed in an accurate and timely fashion.
  • Professional: appropriate appearance, behavior, interactions, composure, language, and communication style.
  • Initiative: inquisitive & willing to learn and grow; ability to take a project/task and own it; finds better ways to accomplish goals when necessary; makes certain a project/task is completely understood and confirm that understanding with the project/task originator.
  • Excellent follow-through skills and attention to detail.
