ON-SITE MANAGER JOB DESCRIPTION
Working under the direction of The Copeland Group, LLC (“Association Manager”), the On-site Manager is responsible for the overall day-to-day operations management of a 206-unit luxury condominium.
RESPONSIBILITIES / DUTIES:
▪ Promote compliance with rules and regulations
▪ Supervise on-site concierge/maintenance staff
▪ Respond as appropriate to inquiries
▪ Ensure property safety and emergency preparedness
▪ Manage unit renovation schedule
▪ Ensure building maintenance and preservation
▪ Manage amenity reservations
▪ Coordinate service and repair vendors
▪ Respond to emergencies as appropriate
▪ Maintain office/administrative records and logs
The Manager must be capable of exercising independent judgment and discretion with respect to the following:
CUSTOMER SERVICE:
· Maintains respectful, positive, engaging, cooperative, and professional attitude with owners, residents, staff, guests, vendors, contractors, and the community at large.
· Promotes compliance with all Association rules and regulations. Consistently, fairly, and diplomatically ensures that all residents, guests, contractors are aware of and abide by all rules and regulations.
· Collects, accounts for, and forwards to Management Company funds from residents for access keys, amenity reservations, and deposits.
SAFETY & SECURITY:
· Ensures that the property is safe and secure at all times.
· Responds to building emergencies as appropriate.
· Obtains/Retains thorough knowledge of emergency preparedness plans, life-safety procedures, and fire and emergency systems (including interface with the Seattle Fire Department and Police Department).
PARTNERSHIP:
· Assists in the hiring of and provides supervision of on-site staff present on the property to ensure the highest level of service for residents and prompt efficient response to activities around the property.
ADMINISTRATION:
· Develops professional and effective organization and management of the building office and records.
·Maintains accurate records regarding resident information .
· Orders supplies needed on-site including, but not limited to, keys and fobs.
· Performs special projects requested by the Board of Directors and assigned by the Association Manager.
MAINTENANCE:
· Anticipates, supervises, and coordinates maintenance, repair, renewal, and upgrade of building systems and common areas.
· Maintains tracking systems for the following: routine maintenance records, annual inspections, preferred vendor list, building equipment/assets records.
· Prepares monthly reports of relevant maintenance activities for the Association Manager to include with management report for the Board.
· Supervises on-site maintenance, janitorial, and service providers.
EDUCATION & EXPERIENCE:
· Bachelor’s degree in communication, project management, or business is highly desired
· Management/Supervisory experience preferred of a team of 3 or more
· Strong communication and interpersonal skills
· 2 years previous residential management
· Proven excellence in customer service and administration
· Proficient in computer-based communications and recordkeeping

Pay: $72,000.00 - $77,500.00 per year
