Description

Join our dynamic team at The Bainbridge Companies, where we pride ourselves on creating vibrant communities where residents thrive. We're currently seeking an experienced Community Manager to lead the lease-up efforts for our beautiful new lease-up community in Clermont, Florida.

As the Community Manager, you will be responsible for the day-to-day operations and management of the community. You'll lead a team of leasing consultants and maintenance staff, ensuring exceptional customer service and maximizing resident satisfaction. Requirements

  • Lease-Up Strategy: Develop and implement comprehensive lease-up strategies to achieve targeted occupancy levels within specified timeframes. This includes establishing rental rates, conducting market research, and coordinating marketing initiatives.
  • Pre-Leasing Operations: Oversee pre-leasing activities including creating and managing waitlists, conducting pre-leasing tours, and coordinating lease signings. Work closely with the construction team to ensure timely completion of units for occupancy.
  • Team Leadership: Recruit, hire, train, and supervise leasing consultants, maintenance staff, and other community personnel. Foster a collaborative and high-performance team culture focused on achieving leasing and operational goals.
  • Customer Service Excellence: Maintain a strong focus on resident satisfaction by providing exceptional customer service throughout the leasing process and resident lifecycle. Address resident concerns and inquiries promptly and professionally.
  • Financial Management: Manage the financial performance of the community, including budgeting, expense control, rent collection, and revenue optimization. Prepare regular financial reports and forecasts to monitor progress towards leasing and revenue targets.
  • Compliance: Ensure compliance with all applicable laws, regulations, and company policies related to fair housing, leasing, property management, and safety. Stay updated on industry trends and best practices.
  • Marketing and Outreach: Collaborate with the marketing team to develop creative marketing campaigns and promotional materials. Implement digital marketing strategies, social media initiatives, and community events to attract prospective residents.

Qualifications

  • Minimum of 3-5 years of experience in property management, with a focus on lease-up properties and new construction.
  • Proven track record of successfully leasing and stabilizing multifamily communities.
  • Strong leadership and team-building skills with the ability to motivate and develop a diverse team.
  • Excellent communication, interpersonal, and negotiation skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Bachelor's degree in Business Administration, Real Estate, Hospitality, or related field preferred.
