JOB TITLE:Corporate Regional Maintenance Director

SUPERVISOR: Vice President of Construction and Facility Management

DEPARTMENT: Facility Services Department

Purpose: includes coordinating and planning all maintenance activities, analyzing reliability issues, equipment needs, and predictive or preventative maintenance programs, checking a building’s hydraulic or electrical systems, and overseeing or planning repair, installation, and upkeep activities at a facility, although you may not actually repair or install anything yourself. Your duties are also to create and maintain relationships with service providers and contractors, inspect the elements of the facility to determine if repairs are necessary, check the systems for functionality, and ensure compliance with all safety and health policies.

Qualifications:

·High School degree or GED. Bachelor’s degree preferred.

·5 years health care plant operations experience.

·5 multi facility management experience.

·Must speak and write English fluently.

Requirements:

·Able to travel at times without notice.

·Physically able to inspect and test facility repairs and replacements.

·Able to pass necessary certifications; NFPA and industry life safety standards.

·Proficiency with Excel, Word, Outlook, TELS, DSSi and other applications as needed.

·Highly organized in terms of data and recordkeeping.

Duties and Responsibilities:

·Maintain facility plant operations standards and documentation per AHCA and CMS’s regulatory guidelines.

·Conduct and participate in regular safety inspections of the facilities.

·Ensures maintenance directors are performing all routine and non-routine inspections, center’s structure and equipment meet existing codes set forth by local, state and federal government agencies.

·Assist Vice President in construction and maintenance project management.

·Manage and maintain all facility level vendor relations, requirements, and standards.

·Determine and maintain maintenance materiel specifications.

·Oversight of maintenance, physical plant, laundry and housekeeping standards and performance.

·Responsible for designated areas financial performance to include monitoring and controlling resource utilization and expenditures, while ensuring adherence to operating budget.

·Responsible for securing service contracts in an efficient and cost-effective manner as required (maintenance, communication, utilities, alarms, waste disposal, etc.) for plant operations and environmental services.

·Ensures the necessary logs and records are maintained including preventive maintenance (TELS) and operation.

·Process purchase orders; develops bids and proposals; and reconcile any invoice discrepancies.

·Other duties as assigned.
