Position Purpose and Objectives

Analyze financial information and assess the risk of offering Texas First Mortgage (purchase, refi ,jumbo, Govt, & Agency), Home Equity, Home Equity Lines of Credit (HELOC), Home Improvement mortgages, Improved Lot loans, Construction Loans ( one-time/ two-time close) and all future Real Estate loan products. Market, train, counsel, advise, and communicate department lending policies and procedures to external and internal members. An active participant of the Real Estate Lending Organization in support of all loan products offered. This also includes participation in Secondary Market activities. Actively engages and communicates in the team-based work groups that make up the department.

Major Duties and Essential Functions:

1. Provide excellent member service and develops relationships with internal and external members

 Focus on creating positive, rememberable member experiences throughout full life-cycle of a loan.

2. Follow the credit union's Real Estate Lending credit program consistent with strategic 

initiatives, governing Texas Home equity credit laws, rules and regulations. 

3. Must possess an expert-level of understanding of the Dodd-Frank Act, TRID regulations and all applicable real estate laws and requirements. (Federal and State)

4. Must have demonstrated ability and previous work experience to perform an end-to-end 

judgmental analysis of mortgage credit in a non-automated and/ or an Automated 

Underwriting System (AUS) environment. Ideal candidate will have DU certification(preferred), FHA Direct Endorsement (DE) and VA SAR Approval. 

5. Complete complex verification of income analysis and perform appraisal/collateral/title/survey

 reviews to ensure adherence to loan policy, loan guidelines, federal regulatory requirements, 

and Texas Home Equity laws.

6. Independently provides analytical and credit support, in accordance with loan policies and

procedures, loan production, and products.

7. Provide support and guidance to junior underwriters and loan processors with performing

their daily tasks.

8. Assist Lending Manager/VP with compliance and analytical reports, business communications, 

special projects and loan exceptions.

9. Present underwritten transactions to credit and senior management in a clear and concise 

manner with well-reasoned support.

10. Identify critical transactional and structural risks, complete in-depth diligence on critical focus areas, and propose mitigation controls or structuring alternatives.

11. Supports management in ensuring routine, quarterly, and annual loan reviews of existing partner and vendor output is completed. Ensure that these relationships are monitored in compliance with loan policy & procedures.

12. Validates all loan covenants and risk ratings to determine data integrity and compliance.

13. Presents compiled data and provides data-driven and member- focused recommendations and/or deliverables.

14. Delivers all required HMDA analytics, trial testing, and data delivery in accordance to the mandated and credit union deadlines.

15. Promotes and cross-sells credit union services/products that are beneficial to our members.

16. Create/develop/update policies, procedures and job aides as needed and/or as assigned.

17. Achieve measurable goals and other duties as necessary to achieve the goals of the credit union and department.

18. Maintain response time on loan decisions within 4 hours of receipt in underwriting queue (or other applicable SLA as defined by Real Estate Lending management).

19. Meet with your manager (e.g., one on one, ad-hoc, etc.) bi-weekly and is an active participant in team/department meetings.

20. Proactively seek solutions leveraging industry tools (e.g., Optimal Blue, etc.) to ensure rate, term and application structure on all loan products are compliant with Agency guidelines, regulations and bank policies and procedures. Aid in the resolution of any escalated member mortgage loan issues. 

21. Maintains deep understanding of processes and activities associated with selling/buying loans in the Secondary Market. Participates as a contributor to the fulfillment of these transactions. 

22. Act as secondary system administrator for LOS software which includes setup, research, and development to maintain product definitions and specifications for mortgage loan production and operations functionality from time of application through loan closure.

23. Mentor with junior underwriters and MLOs to assist with origination responsibilities, including marketing activities and promotional strategies. 

24. Completes any other job- related or assigned duties needed that reinforce Texans Credit Union’s EPIC values, traits, and behaviors as well as performance/production requirements.

Requirements

Specific knowledge, skills, and abilities required for this position: 

Strong experience underwriting secondary market residential loans in compliance with Agency guidelines, regulations and credit union policies and procedures. Strong knowledge in first liens and second liens with a working knowledge of Texas Home equity products and services; excellent member service skills; exceptional interpersonal and oral communication skills; extensive knowledge in the areas of Truth-in-Lending, Equal Credit Opportunity Act, Fair Credit Reporting Act, Dodd-Frank, TRID and Texas State Home Equity Laws as well as a supporting knowledge in market trends in the area of Real Estate lending. Prior experience working in a paperless environment, including familiarity with online Loan Origination Systems is required (e.g. Blue Sage, Empower, Encompass, Byte, Calyx Point, etc.). Knowledgeable in HMDA and experience in reviewing and preparing data for HMDA reporting.

Education: Bachelor’s degree in Finance, Economics, or Business.

Experience: Minimum 5 years or more of similar or related experience. Preferably experience with all Texas product lending including Home Equity products and services.
