JOB SUMMARY: Responsible for ensuring all buildings, units, equipment, and grounds are properly maintained. Makes emergency repairs as needed. At all times, the Maintenance Tech will be courteous and professional, demonstrating the highest skill level possible while performing repairs.

PRIMARY RESPONSIBILITIES:

Performs the following under the direct supervision of the Maintenance Manager with the understanding that all work performed is subject to evaluation:

1. Handles all Yardi tickets promptly in a courteous and professional manner within normal work hours, except for emergencies.

2. Records on Yardi ticket the time taken to complete the task plus all parts used. Completed tickets are turned in to the Supervisor who, in turn, gives the completed ticket to the Administrative person for input into the system.

3. Responsible for daily completion of a “Daily Log Sheet.” Records all planned, non-planned, and non-Yardi ticket work. Examples include: Weekly building maintenance, grounds, and emergencies performed during normal working hours. A separate “Daily Log” is maintained on a daily basis for all overtime and/or on-call issues. (NOTE: Except for on-call duty, overtime must be approved in advance by the Manager.)

4. Advises Manager of all alterations or deviations from normal and obtains approval before doing the work.

5. Does not enter an apartment without a Yardi Ticket, except for emergencies (water leak, gas leak, fire, etc.).

6. Maintains a neat, clean, professional appearance at all times.

7. Maintain all common areas and the exterior of the property in a clean and neat fashion to include the following (painting , cleaning , removal of all debris) at all times.

EDUCATION REQUIREMENTS:

High School Diploma or GED Equivalent. Additional trade school training would be a plus.

SKILLS AND KNOWLEDGE REQUIREMENTS:

• Must have own tools adequate to perform the job.
• Must have a basic working knowledge of:

- Plumbing and related repairs

- Electrical wiring and related repairs

- Air conditioning

- Locks

- Appliance operations and repairs

- Carpentry, general construction, wall and ceiling repairs

· Must be able to work overtime

· Must be able to give 24 hour availability

Job Type: Full-time

Pay: $17.00 - $20.00 per hour
