POSITION TITLE: Manager, Facility Maintenance

REPORTING TO: VP, Store Operations

LOCATION: Irving, Texas

TCC seeks a skilled and experienced Facility Maintenance Manager to join our fast-paced quick lube automotive industry. As a Facility Maintenance Manager, you will work closely with field leaders from various departments to ensure the smooth operation of our facilities and maintain a high standard of service. Your primary focus will be managing store repairs, working within budgets, and prioritizing maintenance work to maximize efficiency and minimize downtime. This crucial role requires strong leadership, exceptional communication skills, and a comprehensive understanding of automotive service processes and facility maintenance.

Responsibilities

  • Facility Management:
    • Develop and implement maintenance programs to ensure the upkeep and functionality of store facilities.
    • Conduct regular inspections to assess the condition of facilities and identify repair and maintenance needs.
    • Coordinate repairs, renovations, and preventive maintenance activities with the R&M team.
    • Ensure all stores comply with State and Metropolitan safety regulations, codes, and industry standards.
    • Establish and maintain professional relations with landlord representatives to support beneficial lease scenarios for store operations.
  • Capital Expenditure (CapEx) Projects:
    • Evaluate the feasibility and cost-effectiveness of proposed projects, considering long-term benefits and ROI.
    • Manage project timelines, budgets, and resources to ensure successful implementation.
  • Repair and Maintenance (R&M):
    • Develop and maintain a comprehensive R&M program for all stores, including regular inspections, preventive maintenance schedules, and repair protocols.
    • Work closely with the field team to address maintenance issues promptly and efficiently.
    • Coordinate with external contractors and vendors for specialized repairs or services as needed.
  • Budgeting and Cost Control:
    • Partner with the FP&A team to prepare and manage the facility maintenance budget for all stores.
    • Monitor expenses, identify cost-saving opportunities, and negotiate contracts to ensure optimal utilization of resources.
    • Review and approve invoices, purchase orders, and financial reports related to facility operations. Maintain a monthly expense tracker.

Qualifications

  • A bachelor’s degree in Facility Management, Business Administration, Engineering, or a related field is preferred.
  • 5 years’ proven experience in commercial facility management in a fast-paced environment, preferably in the automotive industry.
  • Strong understanding of facility repairs, maintenance practices, and project management principles.
  • Excellent budgeting and financial management skills, with the ability to prioritize and allocate resources effectively.
  • Proficient in using facility management software, computerized maintenance management systems (CMMS), and other relevant tools.
  • Demonstrated leadership and team management abilities, able to inspire and motivate cross-functional teams.
  • Exceptional communication skills to collaborate with field leaders and stakeholders at various levels.
  • Knowledge of safety regulations, codes, and industry standards relevant to the automotive industry.
  • Detail-oriented with excellent analytical and problem-solving abilities.
  • Proficient in using computer software and applications for data analysis, report generation, and documentation.
  • Strong organizational skills, with the ability to multitask and prioritize tasks in a fast-paced environment.
  • Demonstrated ability to maintain confidentiality and handle sensitive information with integrity.
