Job Description

Symphony Residential is looking for an experienced property manager to be responsible for the direct management oversight of assigned residential properties. The goal is to maximize asset value, customer satisfaction and revenue for 291 units in Coral Spring.

Property Manager will handle the day-to-day responsibilities that come with managing and leasing a residential property. Meeting the needs of the owner and playingan essential role in making the leasing experience great for their community.

Duties of a Property Managers Include:

  • Manage all aspects of assigned properties.
  • Handles all tenant relations. Maintain a positive, productive relationship with tenants.
  • Maintaining the Property: ensure that the property is well-maintained. Perform routine property inspections, move-out inspections, to keep the community running smoothly.
  • Repairs – coordinate maintenance staff and/or vendors, to complete repairs in a timely manner. Responsible for getting quotes, negotiate with contractors and getting the landlord’s approval for those.
  • Marketing the Property to attract new tenants.
  • Screening Tenants.
  • Recommend Rental Rates – collaboration with owner. However, the property manager is responsible for pulling pertinent data that may affect rent pricing.
  • Develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends. Accomplish financial goals and report periodically on financial performance.
  • Oversee properties’ personnel and assess performance.
  • Rent Collection.
  • Handling Evictions.
  • “On-call” for emergencies after hours.

Knowledge

  • Education. Preferred bachelor’s degree.
  • Proven five (5) years work experience as property manager
  • Competent in Florida’s landlord-tenant laws and fair housing regulations.
  • In depth knowledge of all rules and regulations surrounding property management
  • Fully understanding property management and its financial aspects
  • Certifications. National Association of Residential Property Managers, preferred.
  • Bilingual is a must, English & Spanish

Skills

  • Communicate effectively with tenants, Owner, and vendors.
  • Sharp listening skills to pinpoint potential issues and discuss solutions.
  • Problem-Solving Skills
  • Well organized with excellent time management skills - must be able to prioritize tasks, schedule, and coordinate.
  • Leadership Skills - be able to delegate tasks as needed and follow thru until task is completed.
  • Handyman Skills - must have knowledge of property maintenance.
  • Customer focus and bottom-line orientation
  • Competency in MS Office and relevant databases and software, such as Appfolio.

Salary

  • Base Pay: $45,000 to $54,000 per year
  • Bonus: $8,000 to $20,000 per year
