POSITION HOURS

7a – 4p M-F or 11a-8p M-F on rotating schedule; necessary on-call duty

POSITION SUMMARY

• Assist with maintenance and operation of HVAC systems, electrical systems, plumbing systems, boiler systems, control systems and their support equipment
• Respond to tenant service requests
• Work on special projects assigned by the Chief Engineer

ESSENTIAL POSITION DUTIES

• Respond to tenant service requests
• Perform preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, lamp replacement, ballast replacement, and bearing replacement
• Regularly check and record temperature, pressure, water flow, air flow, and chemical readings
• Perform duties required to correct emergency conditions such as sewer back-ups and water infiltration
• Perform locksmith duties
• Perform painting and patching as needed
• Work on special projects as directed by the Chief Engineer

SPECIAL PROJECTS

Tool Administrator

• Inventory existing tools
• Add all new tools to inventory
• Service and maintain tools
• Be responsible for check out & check in of all tools
• Maintain inventory by recommending replacement of broken or damaged tools to Chief Engineer
• Be able to produce reports on tool status at the request of Chief Engineer or management

Lock & Key Administrator

• Inventory existing keys
• Add all new keys to inventory
• Maintain organized records and monitor distribution of keys for the building, modifying key lists as necessary
• Provide updated key log to Chief Engineer
• Meet with Chief Engineer upon request to review changes to key system
• Provide keys to tenants and management upon request with proper authorization

Additional Supervisory Responsibilities

• May be assigned supervisory responsibilities in the absence of the Chief Engineer or in specific areas of responsibility

QUALIFICATIONS

Education and Experience

• HS diploma or GED; min 2 years experience in a trade (plumbing, electrical, HVAC, etc.) or voacational schooling; or equivalent combination of education & experience

Language Skills

• Ability to read and interpret documents such as safety rules, operating & maintenance instructions, and procedure manuals

Mathematical Skills

• Ability to add, subtract, multiply, and divide in all unites of measure, using whole numbers, common fractions, and decimals
• Ability to compute percentages

Reasoning Ability

• Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions
• Ability to deal with problems involving a few concrete variables in standardized situations

Other Skills & Abilities

• Ability to develop a working knowledge of EMS Systems
• Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems
• Ability to meet work standards and varying work schedules as necessary
• Ability to read hazard material labels and instructions
• Ability to recognize the needs and be sensitive to the feelings and concerns of tenants, guests, and employees
• Ability to receive guidance & supervision; follow work rules, safety & security practices; and meet deadlines
• Ability to work with all staff members as a team
• Good communication skills

CERTIFICATES, LICENSES & REGISTRATIONS

Universal CFC Certification recommended; may be required due to building/operational needs

PHYSICAL DEMANDS

While performing the duties of this job, the employee:

• frequently is required to sit, stoop, kneel, crouch, or crawl; and talk or hear to communicate with tenants
• is occasionally required to climb or balance and taste or smell
• must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds

Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and ability to adjust focus since repairs require acute vision; and painting and/or wire identification requires color vision.

WORK ENVIRONMENT

While performing the duties of this job the employee is frequently exposed to moving mechanical parts and fumes or airborne particles. The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually moderate to loud.
