Position Description

MAINTENANCE DUTIES:

1) Perform daily repair and upkeep of the community.

2) Pick up grounds and trash daily

3) Pressure wash buildings and common areas as needed

4) Clean breezeways

5) Paint common areas as needed

6) Empty pet waste removal stations and clean grounds

7) Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or Starka Property Management.

8) Attend monthly safety meetings

9) Follow all OSHA safety protocols.

10) Walk community daily to ensure grounds are always clean and neat

11) Perform preventative maintenance on the community and apartments as required.

12) Identify any issues regarding safety, hazardous conditions or maintenance needs within the community and make repairs/corrections as needed or report them to the Maintenance Supervisor and/or Community Manager immediately.

13) Assists with organizing, prioritizing, and ensuring that service requests and repairs are made correctly and in a timely manner, recording data making sure to promptly communicate any specific challenges that may delay the completion of the work order to the Maintenance Supervisor and office team.

14) Maintains a professional, courteous manner with all residents, vendors, contractors, and staff.

JOB REQUIREMENTS

1) Valid Driver’s License, dependable transportation and the ability to accommodate a rotating on-call schedule.

2) Ability to work varied schedule including nights, weekends and holidays as required.

3) Must have certifications/permits required by city or state to perform job responsibilities.

4) Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community such as gates, irrigation systems etc.

5) Ability to analyze and interpret data

6) Ability to handle stressful situations in a calm demeanor in order to diffuse and resolve any situation that may arise.

7) Ability to manage and prioritize daily, weekly and monthly workload

8) Ability to operate all office equipment including a telephone system, computer system and copier.

9) Ability to utilize and demonstrate reasonable understanding of all computer software programs including but not limited to internet web browsers as well as any management software programs in use.

10) Ability to operate a vehicle to perform company business.

11) Job requires constant activity that entails intermittent standing, bending, crouching, pushing/pulling, lifting/moving carrying light to heavy weight material, climbing ladders/stairs etc.

12) Ability to use repetitive motion of hands, wrists, elbows and fingers while utilizing computers and other equipment or writing as needed.

13) Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines, tools and equipment.

14) Must have ability to complete tasks wearing safety equipment such as goggles, masks, gloves etc.

15) Must have basic tools required to perform general maintenance

This job description is inclusive of but not limited to the job specifications contained herein. Additional duties or job functions may be required as deemed necessary by the Director of Human Resources, Regional Manager or any other corporate team member.

Job Type: Full-time

Pay: $16.00 - $18.00 per hour
