Senior Maintenance SupervisorHourly pay range: $33.65 to $36.06Work schedule: Full-time, Monday through Friday from 8am to 5pm, 40 hours per week.Rotating on-call schedule, 1-2 weeks a month. Visit Devil's Backbone Nature Trail, the Benson Park Sculpture Garden or Verboten Brewing - Enjoy all that the "The Sweetheart City" has to offer!The Senior Maintenance Supervisor will maintain the physical integrity of both the "PeakView by Horseshoe Lake" (222 conventional multifamily units) and the "Patina Flats at the Foundry" (155 conventional multifamily units) communities at all times. You will insure a safe, secure and comfortable living environment for residents, visitors and staff. It is the Senior Maintenance Supervisor’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent problems.Essential Duties:

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants
  • Conduct property site audits as required to ensure company policy and standard operating procedures are being enforced. Ensure the Maintenance Teams are performing to the best of their ability
  • Assist where needed with budgetary guidelines, PM programs, work order completion, unit make-ready, life safety hazards/risk management procedures, asset preservation, record keeping and team morale
  • Provide training (in-person/online or vendor supplied) to improve the performance of each associate according to his or her capabilities and CLEAR Understanding Outline
  • Train Maintenance Supervisors on P2P and any new policy or standard operating procedure released
  • Remain up to date with all current national and local codes/laws related to the apartment industry
  • Conduct regularly scheduled safety meetings with entire staff
  • Supervise and schedule maintenance activities, such as make-readies and service requests
  • Monitor and prioritize service requests and tasks. Identify and expedite emergencies, and monitor workload throughout the day to ensure tasks are completed timely and efficiently
  • Schedule and perform routine preventative maintenance on all appropriate equipment.
  • Oversee all work or services performed by outside vendors and contractors
  • Train and develop the community’s maintenance team
  • Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, unit make-ready status and work-in-progress
  • Responsible for all inventory levels of spare parts and supplies; place orders as necessary
  • Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis
  • Remove and transfer heavy appliances and equipment from storage area to unit (or vice versa) as circumstances warrant. Manage liens, moving abandoned furniture, appliances to dumpster when necessary
  • Perform additional duties requested by management

Qualifications:

  • Minimum 3 years’ experience as a Maintenance Supervisor or 7 years’ experience in property maintenance or equivalent field
  • Minimum 3 years’ experience managing staff, preparing budgets, training staff, and managing vendor relationships
  • Minimum 3 years’ experience with property management software (i.e. YARDI)
  • Minimum 1-year experience in CapEx management
  • HVAC certification required
  • EPA Type II and CPO certification required
  • Must meet all physical requirements and be able to take direction
