Spradley Properties is Hiring a Property Management Make Ready Coordinator Near Temple, TX

Spradley Properties is searching for a dependable, hard-working, and customer service minded individual with prior residential property make ready coordination and estimate generation experience to fulfill a Make Ready Coordinator opening.

The Make Ready Coordinator’s primary responsibility is to work seamlessly with our leasing department, property managers, maintenance staff, owners, and outside vendors to orchestrate high-quality and timely completions of all residential unit make readies (unit turns) upon tenant vacancy. The Make Ready Coordinator tracks all move outs, conducts move out inspections, creates scope of work estimates, and manages the scheduling and completion of ongoing unit turns with internal resources and external vendors as well as manage the flow of information between all departments, owners, and vendors.

ESSENTIAL FUNCTIONS

  • Tracks all tenant move outs
  • Conducts and documents detailed move out inspections
  • Utilizes move out inspections to evaluate and develop cost and labor estimates for make ready repairs and/or upgrades.
  • Must work with both inhouse general maintenance and make ready staff as well as outside vendors to schedule and maintain a proper load balance for the completion of quality make readies (unit turns) in the most efficient time possible.
  • Must maintain, cultivate, and expand our outside vendor network to supplement our own internal maintenance team for the purpose of providing the best maintenance product and services to our clients.
  • Seeks additional make ready bids/estimates from outside vendors as well as reviews all bids/estimates for accuracy and completeness.
  • Assigns scopes of work and accepted bids/estimates to approved vendors as necessary.
  • Ensures all steps are taken to leverage negotiated pricing for materials and labor with approved vendors.
  • Schedules all make ready (unit turn) activities efficiently from start to finish working with in-house resources, as well as outside vendors, pest control, landscaping, painting, flooring, cleaning, etc. as needed.
  • Manages the Make Ready Board in our property management software system and ensures the timely and accurate input of all information for tracking and planning purposes.
  • Reviews and approves all make ready invoices and submits to accounting for processing.
  • Raises issues or make ready delays to the Maintenance Manager and Sr. Property Manager.

QUALIFICATIONS

  • High school diploma or general education degree (GED).
  • Excellent interpersonal, oral and written communication skills are required to interact with both tenants, owners, vendors and property management staff.
  • Must have reliable transportation, valid drivers’ license along with a good driving record, and current auto insurance is required.
  • Must have a smartphone capable of running any work approved and required applications.
  • Proficient in MS Office suite of products.
  • Working knowledge and experience in the residential construction and remodel industry
  • Prior property management and make ready experience is highly preferred.
  • Experience performing property inspections in order to generate repair / remodel estimates highly preferred.
  • Extremely organized and able to manage the make ready process completion schedules.
  • Ability to hold outside vendors accountable to cost projections and project timelines.
  • Ability to effectively multitask in a fast-paced timeline sensitive environment.

Pay: $16.00 - $18.00 per hour
