Job Description:

The Facilities Manager position at Sportsman’s Cove Lodge entails year-round responsibilities in the picturesque Saltery Cove, Prince of Wales Island, AK. The role demands a versatile skill set, including five or more years of construction experience, proficiency in managing off-grid electrical, water, and wastewater systems, and expertise in overseeing various trades. From October to March, the manager focuses on winter maintenance, interior remodeling, and ensuring security against intruders. From April through September, the emphasis shifts to construction support, overseeing generators, fuel systems, and water infrastructure. This demanding yet exceptionally rewarding role demands unwavering resilience to endure seclusion and harsh living conditions, underscoring its not-for-the-faint-of-heart nature. The position not only requires the ability to lead a seasonal maintenance team but also promises substantial fulfillment for those who embrace its challenges. This position requires a substantial amount of resilience and ability to problem-solve with limited direction. The ideal candidate has a passion for off-the-grid living. This position is nearly 100% on the Prince of Wales Island with limited human interaction in the off-season.

  • Off-Season: From October through March, the position will primarily be oversight and maintaining the lodge during remote and harsh winter conditions. Concurrently, the employee will be completing a variety of interior remodeling projects.
  • In-Season: From April through September, the employee will be assisting with a variety of construction projects, managing all aspects of the lodge infrastructure and facilities, and various other projects.

Logistics:

The Sportsman’s Cove Lodge is located on the Prince of Wales Island near Ketchikan, AK (KTN). The lodge is remote in nature, and it is not connected to any major road system or city. We transport back and forth from KTN via float plane, vessel, or barge. The lodge has modern amenities of heat, water, Wi-Fi, and indoor plumbing. We have a satellite maintenance bay in KTN, procure freight out of Seattle, WA, and the headquarters is in Colorado Springs, CO.

Key Responsibilities:

  • Off-Season
  • Provide winter caretaker duties
  • Provide Off-Season security services, including protecting the property from all intruders, two-legged and four-legged.
  • Snow clearing and building and system maintenance
  • Operate in isolation for 6-months with limited human interaction and transportation
  • Independently manage lodge interior remodeling projects
  • Planning for in-season construction projects
  • Creation of annual repairs and maintenance budget
  • Winterization of the Lodge infrastructure upon final shutdown
  • De-winterizing the water systems before season start-up
  • SEAPRO contract
  • In-Season
  • Manage lodge infrastructure for use and adherence to regulatory bodies
  • Generators
  • All fuels and their supply systems
  • Domestic drinking water treatment system
  • Wastewater treatment system
  • Propane
  • Construction projects (assist/manage/work independently)
  • Carpentry
  • MEP repairs and maintenance
  • Interior remodeling, to include all finishing trades
  • Preventative maintenance & brush clearing
  • Maintain work order system and project scheduling
  • Maintain policies and procedures, review and evaluate current maintenance program performance
  • Act as liaison to The O’Neil Group construction arm, portfolio manager, and Sportsman’s Cove general manager
  • Pest control

Required Qualifications:

  • Construction & Systems
  • Minimum 5-years in construction/remodeling (e.g., Electrical, Plumbing, Mechanical Systems, Remote Infrastructure, Framing, Drywall, Flooring, Windows, Carpentry et al. finishing trades)
  • Experience and/or knowledge of drinking water sanitizing and how to avoid water borne pathogens
  • Experience and/or knowledge of wastewater systems
  • Knowledge of off-grid electrical generation systems and maintenance of diesel generators
  • Ability to diagnose and repair appliances
  • Excellent troubleshooting skills
  • On-water experience in small outboard-powered boats and skiffs up to 23’ desirable
  • Ability to safely use a chainsaw/log splitter
  • Ability to fix small engines and mechanical devices
  • How to use and care for a wood stove as primary heat source
  • Working knowledge of marine outboard engines, and the ability diagnose and perform minor repairs
  • Know how to use and care for propane appliances.

  • Must be able to lead and direct a team of 2-4 seasonal maintenance workers

  • This is a position high in manual labor. Applicants should have the capacity and desire to work labor intensive tasks and be on their feet all day. Must be able to lift 50 lbs. with ease consistently and work with their hands
  • Desire and ability to live in remote conditions year-round
  • Certification/License/Legal/Health
  • Must be able to pass background check for felony convictions and mental illness physical
  • Must legally possess firearms for self-defense and to humanely and legally dispatch animals that are threatening or causing damage
  • Must be able to pass a USCG/DOT preemployment drug test
  • Will be required to obtain a physical examination and have no life threating illnesses, heart problems, diabetes, cancer, or other pre-existing conditions which may prevent or inhibit the Facilities Manager from conducting his/her duties and responsibilities or their ability to live and occupy the property for the duration of the contract
  • Must be able to physically and mentally be able to manage off the grid living
  • Must be Hazwoper certified - certification training will be provided by Employer if applicant is not already certified
  • Ability to pass a pre-employment physical and drug test

Preferred Qualifications:

  • Expertise in remote electrical and water systems
  • Angling experience, passion
  • USCG 6-pack or greater certification
  • Experience working in remote locations
  • Vessel mechanical knowledge a plus
