Job overview

Under limited supervision, the Maintenance Specialist will maintain equipment, buildings and grounds of all properties owned by or leased by Speedway Properties. This position will assist in maintaining the pool during the pool open season. This is the first level of the maintenance technician series. While the list below is not exhaustive of all you would do, we’ve captured the main pieces. Take a look and let us know if this sounds like you!

Here are the specifics:

• Grounds keeping (lawn mowing, weed control, planting flowers, mulch, pruning trees/shrubs, watering, raking, leaf pickup, trash pickup).
• Snow Removal (snow blower, snow shovel, trucks with blades, Bobcat, put down salt).
• Maintain the Pool area by cleaning, performing minor repairs, and completing pool checks.
• Perform a variety of semiskilled duties in drywall repair, painting, and appliance replacement.
• Cleaning/housekeeping.
• Update Yardi work orders and mark complete as needed.
• Operate forklifts.
• Ensure tenants move out and clean up processes are completed.
• Drive Speedway vehicles to various locations.
• Always follow established safety procedures and protocols.

• Constantly work to improve processes; make suggestions for productivity improvements, and optimize employee workflow, while continuing to meet our tenants’ needs.
• Maintain regular and reliable attendance.

Work Environment

• Frequent pinching, grasping, fine manipulation with fingers

• Constant walking and standing
• Frequent bending/reaching, twisting, kneeling, squatting
• Ability to occasionally lift 50 lbs., rarely lift <75 lbs., occasionally carry <50 lbs., and rarely push/pull up to 100 lbs.
• Work is performed in a heated and cooled environment in addition to working outdoors

What you’ll need to succeed in this position:

• At least 6 months of related experience and a valid driver’s license.
• Must attend and obtain a Lincoln Swimming Pool Operator Certificate within 30 days of hire.
• Must attend and obtain a CPR/First Aid Certificate within 30 days of hire.
• Possess a general understanding of aspects of the area.
• Must be able to read, write and comprehend the English language to read technical manuals, blueprints, and various other maintenance and repair documents.
• Must be able to communicate effectively both verbally and written within all levels of the organization, vendors, and other internal and external individuals.
• Must be able to use a computer and tablet.
• Requires excellent time management skills.
• Knowledgeable in the procedures and safety measures of maintenance operations.

Preferred Experience:

• Associates degree in Technology or Maintenance Engineering.
