We have an exciting opportunity for a Commercial Property Manager to join our niche family-owned holding company. This position will perform the day-to-day activities of property management for a small portfolio of commercial properties controlled by an experienced small and well financed commercial real estate group. 
 
The Commercial Property Manager will oversee all property operations, tenant relations and communication, property maintenance and tenant improvements (TI) in coordination with Director of Facilities, understand ownership requirements, building operations and contractor performance. The Property Manager will also function as the corporate or regional property management resource managing the various onsite property managers across the portfolio.

Specifically, the Property Manager will perform accounting functions for all companies, including:

  • Maintaining portfolio properties in conjunction with the Director & Project Manager by addressing tenant issues, initiating repair requests, and enforcing lease provisions.
  • Working with invoices, tenant statements, bookkeeping and understanding basic accounting functions. 
  • Visiting properties as directed, identifying maintenance needs, and following through with coordination of repairs from bidding process through completion of work.
  • Using property management systems and procedures for document and report preparation.
  • Acting as a liaison between tenants, management, and ownership.
  • Monitor rent rolls, renewals, lease provisions and general reporting requirements of the portfolio.
  • Acts as the primary vendor and service contract POC for nonlocal property management services.
  • Responsible for invoice tracking systems, review and approval of all vendor and service agreement invoices.
  • Maintaining a thorough knowledge of all property management documents (lease agreements, lease abstracts, certificates of insurance, vendor contracts, etc.) and operating the properties in accordance with these documents
  • Responsible for monthly rent collection efforts, handling / enforcing late payment chargebacks in a timely manner.
  • Coordinating T/I, demise, repair efforts with local/nonlocal onsite property management and maintenance teams.

The ideal candidate possesses: 

  • Three years’ experience in property management and commercial real estate (experience with office, industrial and retail properties is a plus)
  • Proficiency with MS Office Suite, especially Excel.
  • Experience with PM software systems (“Rent Manager” a plus).
  • Excellent verbal and written communication skills.
  • A self-starter with excellent attention-to-detail, multi-tasking, and decision-making skills.
  • Hands on, results driven team player able to work independently under tight deadlines.
  • Experience in performing routine inspections of properties to ensure proper operation of building systems and to identify deficiencies, as well as recommending actions required to correct such deficiencies.
  • Broker or salespersons license a plus.
  • Bachelor’s degree preferred but not required.
