This position will be required to supervise all on-site aspects of multi-million dollar Multi-Family GC construction projects including, without limitation the completion and conformance of the Work per construction documents, maintenance and administration of the construction schedule, coordination of subcontractors and vendors, conformance to design parameters, execution of the company’s quality assurance/ quality control methods, on-site safety monitoring and education, assisting the project manager in the management of budget and subcontractor costs in relation to change orders, and subcontractor and community relations. In depth understanding of building codes and the ability to research, understand, and implement building codes per the project location. Willingness to communicate, coordinate, and resolve situations with the local authorities having jurisdiction.

Superintendent must be proficient in Microsoft Office software. Experience in Microsoft Project, Procore, Primavera scheduling software is a plus. Working understanding of the scheduling process including predecessor, successor relationships, crew flow, and sequencing is required. The superintendent position requires highly motivated individuals that are self-driven, good communicators, multi-taskers, patient, conflict resolution driven, calm under pressure with a willingness to travel. Superintendent must give complete and concise direction to subcontractors and subordinates. Subcontractor must embrace teamwork and a “whatever it takes to get the job done” mentality, but also be able to work independently and take initiative. This position will require leadership and the ability to set and communicate expectations with the team and the subcontractors without condescension. The Superintendent will be expected to work alongside junior members of the team to development skill sets, experience, and understanding with the junior members to develop future Superintendents for the company.

The ability for the Superintendent to be able to effectively communicate the project plan and needs to all parties on the jobsite without creating a hostile work environment is key for this position and our company.

Superintendent must be able to clearly identify the critical path of the project and manage that project through on-time completion. Superintendent must have a strong commitment to making project turnover dates.

This position requires a lot of long hours and dedication. No job is too big or too small. Good communication within the organization and to subcontractors is vital.

The following items include but are not limited to the Superintendent’s daily duties:

  • Monitor the critical path of the construction schedule. Communicate with subcontractors and vendors in a timely manner to insure on-time critical path milestone completions.
  • To assist the Project Manager the development and refinement of the Project Schedule, and to work with the Project Manager to keep the schedules properly updated, and to see that the job meets the various required dates.
  • To provide leadership and to establish and maintain effective and harmonious working relationships of the on-site staff and to promote a positive project morale.
  • To facilitate, administer, and record weekly subcontractor and safety meetings attended by the Project Manager.
  • To have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and to assist the Project Manager in the development of the on-site procedures.
  • To examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Manager who will review them with the Architect.
  • To participate with Project Manager in Bi-Weekly OAC meeting (at the Project Executive’s discretion) and conference calls during project to review status and progress of project and review all RFI, Submittals, Logs and Schedule and all aspects of construction.
  • To communicate with Architect and other Design Consultants thru RFI’s, conversations, and clarifications of contract documents.
  • To plan and review the Construction Program with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower.
  • To coordinate, direct, monitor, and with the Assistant Superintendent(s) and the technical coordinators, (project specific as required) inspect the activities of the Subcontractors, Suppliers and company’s labor and material.
  • To verify that each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program.
  • To participate with Project Manager to conduct Subcontractor Pre-Construction meeting to review scope of work, schedule, review and approval of submittals prior to beginning work.
  • To work alongside the Project Manager to review and confirm work in place on the subcontractor applications for payment each month to assure no overbilling on the project.
  • To be aware and manage to general condition budgets, i.e. equipment, fuel, dumpsters, temp-toilets, small-tools, etc.
  • Inspect Subcontractors first work and inspect his work periodically to confirm compliance with plans and specifications and confirm materials comply with approved submittals.
  • To accurately report and record the daily jobsite activities through daily, weekly, and monthly reports and job photographs.
  • To see that all required permits or licenses have been obtained, and that a weatherproof bulletin board is installed on which all required safety notices are posted.
  • To cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies.
  • To monitor, document, and take action on safety deficiencies onsite.
  • To receive and review the Subcontractors Daily Reports of work done and labor and material employed.
  • To review and approve, on a weekly basis, all as-built prints.
  • To review and approve the Subcontractor’s monthly requests for payment.
  • To participate, as required, in the timely preparation of monthly requisitions to the Owner and to see that they are promptly reviewed and approved by the Architect’s field representative.
  • To review and approve all time and material work vouchers and invoices.
  • To complete all Punch List and Warranty work in accordance with contract documents and assist Project Manager in the timely completion and assembly of all close out documents.
  • To review and complete all red lined As Built plans.

Job Type: Full-time

Pay: $110,000.00 - $165,000.00 per year
