How You Will Contribute

The Leasing Manager serves as the financial backbone of the community. In addition to providing support to residents, future residents, visitors, and team members, their primary responsibility is managing the community finances. They record rent payments, security deposits and application fees and deposit all monies collected daily. In the Community Manager’s absence, the Leasing Manager will assume all responsibilities associated with the community.

Things You Will Do

  • Reliable attendance, working in the office Monday through Friday during normal office hours, with the flexibility to include weekends and holidays, as needed.
  • Motivate and work well with other employees, strong customer service orientation and managerial skills.
  • Partner with the onsite team to achieve established revenue, occupancy, resident retention and leasing goals.
  • Model effective leasing techniques; coach and monitor junior leasing professionals to ensure performance meets expectations.
  • Stay abreast of competition and surrounding area; support the overall marketing/leasing efforts and offers input and suggestions regarding promotions, advertisements, and pricing; maintain relationships with competitor communities; Update online advertising.
  • Complete Monthly Market Survey and Weekly LRO update, if applicable. Maintain thorough product knowledge of property, competitors, and market conditions.
  • Prepare marketing calendars, leasing strategies, and advertising proposals with the assistance of the Community Manager.
  • Provide outstanding customer service by communicating effectively to all external and internal customers while presenting a positive, professional image
  • Meet with future residents, determine their needs and preferences, present community and specific apartments, communicate features and benefits; Follow-up with future residents
  • Visually inspect property and address areas of concern; keep the community clean and report service needs to maintenance team members
  • Ensure lease paperwork is complete and accurate; Complete lease applications, verification, and lease paperwork; Coordinate move-ins and move-outs
  • Compose resident communications when necessary
  • Perform additional duties as assigned by the Community Manager

Things You Need

  • High School diploma or equivalent
  • Two or more years of experience in property management
  • Knowledge of Yardi or other industry software preferred
  • Excellent verbal and written communication skills; ability to conduct presentations or speak in public to large groups.
  • Proficiency in Microsoft Office (Word, Excel, Outlook, Teams)
  • Able to multitask and meet deadlines in a timely manner, strong organizational skills
  • Advanced math skills: ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.
  • Comprehension of federal fair housing laws and any applicable local housing provisions.
  • Ability to delegate and communicate property management methods along with the ability to problem-solve issues.
  • Ability to carry a cell phone and respond to emergencies.
  • Ability to exercise good judgment.
  • Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy.
  • Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time; ability to lift up to 25 lbs.
