SOS Construction Services is Hiring a Commercial Construction Estimator Near Franklin, TN

We are currently looking for an Estimator to join our Franklin team. We value passionate, down to earth “can do” people who enjoy fine-tuning small details without losing sight of the big picture.
The Preconstruction & Estimating Department is responsible for the initial project & client interaction to forecast project costs & scope parameters.

What you will be doing:
  • Will determines the necessary resources & best practices for projects based on experience, historical cost models, & careful analysis of the bid documents such as construction drawings, specifications, geotechnical reports, & bidding instructions.
  • Will format final proposals based upon four main parts: (1) cost breakdown (2) plans & specifications (3) qualifications & (4) schedule or duration.
  • Will be required to perform job walks or to be present on location to personally view the job site, existing conditions, & assess the scope of work.
  • Will utilize digital takeoff software to determine project/material quantities & price those quantities using industry standard unit costs, thereby determining the cost, scope, & time resources needed to execute the project safely, on time, & without cost overruns
  • Will be responsible for setting up a project folder, downloading RFP documents, analyzing construction drawings, writing RFI’s, sending out ITB’s, following up with subcontractors, writing scope from bid documents, qualifying subcontractor bids, communicating with subcontractors & project team members, setting up an estimate summary & qualification sheet, entering cost data into a client bid form, creating bid binders, & preparing finalized budgets & hard bid proposals for review within an allotted timeframe.
  • Will be expected to use the latest techniques & systems to perform their work with flawless execution.
What we're looking for:
  • High school diploma or equivalent required. Bachelors degree preferred.
  • Previous experience as a preconstruction estimator.
  • Proven analytical skills.
  • Ability to see the big picture while having a high attention to detail.
  • Can easily navigate new & changing systems & platforms.
  • Excellent organizational & time-management skills.
  • Cooperative work style that functions well in team settings but is also self-sufficient with individual projects.
  • Excellent interpersonal & communication skills, both written, & verbal.
  • Understands the relationship between time, cost, & resource allocations & know how those components impact a project’s budget & schedule & adjusts accordingly.
  • Understands how to utilize qualified subcontractors for various areas of expertise.
  • Must have the ability to read plans & measure them accurately & possess a good basic knowledge of arithmetic.
  • Must have a working knowledge of the size, complexity, & quality of the work to be performed.
  • Be self-sufficient, able to manage their own time & schedule, & able to perform their given tasks & assignments with little supervision. develops & understands various cost models based upon the building type, contract type, & estimate type.
  • Be practical & must possess a thorough understanding of the job conditions, how the work will be performed in the field, & how various components of a unit or element makes an installed assembly.
  • Have the ability to justify any portion of their work with confidence, valid information, & clear communication.
  • Estimator must possess attention to detail, able to comprehend technical information, be organized, thorough, precise, competent, & have good reasoning skills.
  • Proficiency in Excel & Word.
  • Experience in digital takeoff software — On-Screen Takeoff (OST) or similar (i.e., Bluebeam, planswift, etc.)
  • Experience in construction bidding software — planHub, BuildingConnected, SmartBid, BidMail, iSqFt, etc.
  • Working knowledge of Procore a plus
Working knowledge of a similar estimating software like Sage 300, ProEst, Quick Bid, etc. a plus
