SCHOOL/DEPARTMENT: Buildings and Grounds Maintenance

TYPE: Classified  STATUS: Non-Exempt SALARY LEVEL: ($17.48, full health benefits package)

REPORTS TO: Director of Buildings and Grounds Maintenance

DEFINITION: Under general supervision, performs repair and maintenance work on buildings and facilities for Somerton School District No. 11

ESSENTIAL FUNCTIONS:

TASKS:

The purpose of the Maintenance II position is to perform skilled technical work in HVAC (heating, ventilation, air conditioning), refrigeration, electrical, electronics, and specialty systems; installs, monitors, inspects, maintains, and repairs HVAC and refrigeration systems. Reads and calibrates gauges and electronic controls, checks oil and refrigerant level in systems and checks piping and fittings for refrigerant leaks, checks filters and checks air movement controls. Can work independently and makes appropriate decisions based on experience. Reviews work orders on a daily and frequent basis, identifies material and component replacement on HVAC, refrigeration, plumbing electrical and mechanical systems, assists with training staff on proper methods and procedures. Maintains records of performed services, time, and costs of materials. Analyzes blueprints, schematics, and drawings to determine efficient installation of new or upgraded equipment/systems. Diagnoses causes of problems and or failures in equipment to identify repair and or replacement needs. To ensure job completion, estimate labor and materials and may assign tasks. Relays and educates personnel of important safety information. Performs routine and preventative maintenance for the purpose of ensuring the ongoing functioning of facilities. Prepares written materials and communicates for documentation purposes. Repairs facilities, equipment and systems for the purpose of ensuring a safe working environment. Responds to emergency situations during or after hours to resolve immediate safety concerns. Transports a variety of required tools, supplies, and equipment for job completion. Work also includes: repairs to roofs, floors and paints School District buildings and facilities. Monitor contractors performing services to ensure compliance with specifications and regulatory requirements. Replace light bulbs, fluorescent tubes, and air filters. Perform carpentry to install and repair cabinetry and bookshelves. Maintains, repairs or replaces light fixtures, receptacles, outlets, exit signs, breakers, controls, relays, marquees, kitchen equipment, energy management system controllers, smoke detectors and alarm panels. Set up and remove furniture and equipment for events and activities. Trim trees. Assist with custodial work. Operate heavy equipment to remove or install HVAC systems, irrigation sprinkler systems, and or large maintenance projects. Monitor sprinkler installation and maintenance. Identifies any issues with HVAC and maintenance, verifies that systems are in compliance with state and Federal regulations and standards. Performs related duties as assigned.

KNOWLEDGE, SKILLS AND OTHER CHARACTERISTICS

Knowledge of carpentry, cement finishing and building maintenance practices and techniques.

Knowledge of machinery, equipment and tools necessary for the maintenance of public school buildings and facilities.

Knowledge of preventative maintenance on assigned equipment.

Knowledge of occupational hazards and safety precautions.

Knowledge of HVAC, plumbing, electrical, mechanical, and skilled technical maintenance and repairs.

Skill in installing, maintaining and repairing public school facilities, buildings and grounds.

Skill in safely using, maintaining and repairing equipment and tools to complete assigned projects.

Skill in diagnosing and repairing HVAC system problems for efficient energy management.

Skill in following oral and written instructions. 

Skill in establishing and maintaining effective working relationships.

PHYSICAL REQUIREMENTS:

Work is performed in indoor and outdoor environments. Work requires frequent standing, walking, bending, climbing, and carrying, pushing/pulling, lifting up to 100 pounds. May be exposed to moving equipment, extreme weather conditions, heights, high voltage, construction sites, toxic fumes and chemicals, infectious diseases, enclosed spaces, and air or water borne pathogens.

QUALIFICATIONS

High School Diploma or equivalent. Five (5) years construction, building maintenance and/or trades experience. Must possess an Arizona driver license. Must possess and obtain HVAC Certification and Refrigerant Handling License Type I and II (CFC and HCFC Certification for HVAC). Additional certifications may also be required as specified by the District. Fingerprint Clearance Card (IVP) required at the time of hiring.
