Sojourn, an expanding hospitality and property management company specializing in flexible furnished rentals, is seeking a Regional Maintenance Manager for the Washington DC market. This full-time hybrid role, Monday through Friday with some weekend and holiday coverage expectations, requires a highly motivated and solution-oriented individual with a passion for operations, people, and leadership.

Role Overview:

As the Regional Maintenance Manager, you will oversee operations for multiple properties, lead staff, resolve concerns, analyze budgets, and supervise facilities management. A proactive self-starter, you must thrive in a fast-paced environment, be open to feedback, and possess a reliable form of transportation with an active driver's license. The ideal candidate should possess a strong background in building systems & property maintenance, with knowledge of general construction, plumbing, HVAC, and other trades. The role requires strong organizational skills, as the job itself is multifaceted and requires the ideal candidate to thrive in both a desk and fieldwork environment.

Responsibilities:

Maintenance Planning and Execution:

  • Oversee team execution of the comprehensive maintenance plan for each property.
  • Inventory Management - Keep record of all maintenance equipment
  • Ensure seamless guest communication in collaboration with the maintenance assistant.
  • Manage supplies and day-to-day maintenance operations.
  • Frontline management to ensure all properties are well-maintained at all times.
  • Oversee preventive maintenance tasks and schedules and respond to maintenance emergencies.
  • Ability to seek and utilize the correct vendor to handle larger scale projects as well as sift through scope of work, proposals and execution of projects timeline through completion and final inspection.
  • Resourceful problem-solver with a knack for applying common-sense solutions.
  • Navigate seamlessly between scheduled and reactive tasks.
  • Stay updated on advancements in maintenance technology and recommend improvements to enhance operational efficiency.
  • Schedule and prioritize maintenance tasks based on property occupancy, guest check-in/check-out times, and maintenance needs.
  • Collaborate with property management teams to ensure seamless coordination between maintenance and other operational aspects.
  • Lead AM and PM field operation calls, delegating tasks on the basis of urgency.

Team Leadership:

  • Lead and motivate a team of maintenance technicians, providing guidance and support.
  • Conduct regular training sessions to enhance team skills and performance.

Vendor Management:

  • Collaborate with external vendors and contractors to ensure quality services at the best prices.
  • Negotiate and manage contracts for maintenance services and supplies.

Budget & Financial Oversight:

  • Develop and manage the maintenance budget, ensuring cost-effectiveness and adherence to financial guidelines.
  • Weekly review of all billable tasks, keeping the team on track to meet KPIs.
  • Monitor and control expenses related to maintenance activities.

In Property Inspections & Vendor Oversight:

  • Conduct regular property inspections to identify maintenance needs and proactively address issues.
  • Ensure compliance with safety and regulatory standards.
  • Adhere to the first impression goals of the brand.
