Position Overview:

We are seeking a skilled and experienced Residential Construction Project Manager (PM) and to join our team in Aurora/Castle Rock, Colorado. The ideal candidate will play a crucial role in overseeing residential construction projects, gradually transitioning into full project management responsibilities while actively managing contractors and ensuring the quality of workmanship at job sites. This role requires strong project management skills, attention to detail, and the ability to effectively communicate with clients, subcontractors, and the head of operations and owners.

The Project Manager (PM) provides leadership for the design and construction team. The PM will work alongside the Operations Manager and designer to help facilitate the design process as it pertains to the feasibility of construction, while ensuring the project remains within the client’s budget. The PM is responsible and held accountable for the timely completion, cost control and the health and safety compliance of their assigned projects. Additionally, the PM is responsible for ensuring that the projects are constructed in accordance with the plans, specifications and local building codes required. The PM is involved in all aspects of projects assigned to them from initial concept through execution and must be able to conduct site checks within the Castle Rock/Aurora area.

RESPONSIBILITIES AND DUTIES

Essential Functions may include:

  • Collaborating with the Operations Manager, Designer, homeowners, and subcontractors in the project's initial phases to assess its feasibility for execution, develop project plans, floor plan drawings, and schedules.
  • Conduct detailed cost estimates for residential construction projects, including materials, labor, and other expenses (preferred).
  • Manage project budgets, timelines, and resources to ensure projects are completed on time and within budget.
  • Communicate any conflicts or revisions associated with the project to the project team prior to execution.
  • Coordinate required inspections with local buildings departments.
  • Oversee onsite construction activities, ensuring adherence to safety regulations, quality standards, and project specifications.
  • Monitor project progress and identify any conflicts or delays in the construction progress and communicate/mitigate them promptly to minimize disruptions.
  • Conduct regular site inspections and quality checks to ensure workmanship meets company standards, cleanliness, and client expectations.
  • Prepare and submit progress updates, change orders if necessary, and other project documentation as required.
  • Foster positive professional relationships with clients, subcontractors, and team members to promote collaboration and customer satisfaction.
  • Provide updated schedules to the clients and Lead Installers in a timely manner.

Qualifications:

  • Experience in residential construction project management and/or estimating.
  • Strong knowledge of construction principles, techniques, and materials.
  • Proficiency in construction estimating, and project management tools.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to multitask, prioritize tasks, and work effectively under pressure.
  • Attention to detail and accuracy in cost estimation and project planning.
  • Valid driver's license and reliable transportation.
  • (Preferred not required) Bachelor's degree in Construction Management, Engineering, experience in a related field.
  • Mathematical Skills - Ability to calculate figures such as percentages and square footage. Ability to apply basic concepts of algebra and geometry.
  • (Bonus) 2 years residential estimating experience.

Pay Range: $35-$50 /hour
