Signature Homes is currently seeking a Multi-family Superintendent with commercial experience in our Birmingham, AL market. Candidate must have a self-starter mentality and high sense of urgency to be able to execute the build through the development lifecycle.

Job Responsibilities: The Multifamily Superintendent will drive quality, accuracy, schedule, and accountability through sub-contractors to confirm all work is completed according to Signature Homes standards. The Superintendent works alongside a team of Superintendents to manage day-to-day operations and workflow of our multifamily construction projects.

• Oversee daily job site activities to ensure the project is constructed according to plans and specifications.
• Obtain and document all inspections and ensure the quality of work prior to each inspection.
• Prepare punch lists as units are being finished and ensure that each item on the list is completed satisfactorily prior to inspection.
• Execute quality assurance program and ensure that all contractor’s work performed meets or exceeds Signature Homes standards.
• Utilize internal software/systems to maintain budgets and job schedules.
• Adhere to the project schedule by prioritizing tasks daily.
• Ensure site functions in a clean and organized fashion.
• Develop a full understanding of the project specifications, contract documents, finish schedules, and design and ensure that we are adhering to all requirements.
• Ensure that all applicable code requirements are adhered to by subcontractors.
• Update and communicate schedule to subcontractors daily.
• Perform constant project look ahead to ensure that project milestones are being met.

Skills / Qualifications:

• High School Diploma or GED Equivalent required.
• Bachelor’s degree in construction management or related field preferred.
• At least 3 years of multifamily construction experience in a Superintendent position strongly preferred.
• OSHA 30-hour course completion card.
• Strong analytical, problem-solving, and organization skills are necessary. The ability to identify issues/deficiencies, record, and monitor items through completion are critical to job site success.
• Knowledge of all phases of the construction process.
• Extensive working knowledge of all applicable code requirements.
• Knowledge of programs such as Microsoft Office, Excel, Project (or other scheduling software).
• Highly skilled in communication, organization, teamwork, attention to detail, time management, interpretation of contract documents, layout, conflict of resolution, and craft knowledge.
