Position Summary:
We’re looking for a rockstar Leasing Manager to kick off our lease-up at our newest gem in the heart of downtown Opelika, Alabama - The Taylor! You’ll be the welcoming face at The Taylor, where you'll not only be leasing apartments but also crafting memorable experiences for our prospects & future residents. Being the first team member on the ground, before we open our doors, we want you to immerse yourself in the charm of downtown Opelika, forging partnerships with local business owners, executing on marketing efforts & curating exciting events that inspire connections. All while pre-leasing for future move-ins selling the lifestyle at the Taylor.
You'll be a key player in showcasing what makes our community special, providing top-notch customer service, and handling various administrative duties with finesse. This role offers more than just a job—it's an opportunity to be part of a stimulating new venture, contributing to the growth and success of the lease-up, while making a real impact on the lives of our residents. Industry Experience & Skillset Desired:
  • If you've got OneSite/RealPage experience, we're doing a happy dance!
  • At least 1-2 years of on-site experience on the leasing team of A/B class apartment communities? You’re an MVP!

ROLE RESPONSIBILITIES
Leasing:
  • Meet with future residents, uncovering their desires and share the lifestyle offered at The Taylor and how it perfectly fits their needs!
  • Respond swiftly to leads —whether utilizing our AI tools or personally calling, emailing, texting or visiting in a professional manner.
  • Assist in converting every prospect to a tour, whether self-guided, live video tour or in-person tour.
  • Confidently showcase the community using sales techniques on agent-guided tours and ask for their application, creating urgency and demand.
  • From the first hello to sealing the deal, follow-up mastery is key, using every tool in place to turn prospects into proud residents – and documenting it in Knock, of course!
  • Know the community inside and out. Keep on the pulse of the competition too—regularly shopping comps and developing professional relationships in the local market.
  • Not just selling spaces; it's selling lifestyles! Effortlessly communicate the irresistible features and benefits of The Taylor.
  • Guide future residents through the application and move-in process isn't just a job—but a passion, making their transition seamless and stress-free!
  • Manage all leads & leases with finesse in the Knock and OneSite (RealPage).
  • As the final gatekeeper before move-in day, ensure future residents are ready to roll, handling all the paperwork, deposits, and logistics.
Customer Service
  • Elevate the community's allure with impeccable cleanliness and curb appeal, ensuring it's always love at first sight for our residents and visitors!
  • Stay in the know and in compliance with all federal, state, and local Fair Housing laws, along with our Company's policies and procedures. We wrote them for a reason, after all.
  • From the leasing office to every nook and cranny of our community, uphold our gold standard of quality and safety, ensuring every space is a haven of comfort and security.
  • Safety isn't just a priority—it's a necessity! Maintain a safe environment for everyone, following legal guidelines and our Company's safety protocols with unwavering diligence.
  • Bridge the gap between residents and maintenance, ensuring any upkeep needs are swiftly communicated and addressed to keep our community in top-notch condition.
  • Get creative with resident retention programs, from renewal incentives to exciting events, all designed to keep our residents feeling right at home, under the direction of the Community Manager.
  • Listen to resident feedback and concerns, offering patience, empathy, and quick solutions to ensure their satisfaction, always communicating effectively, and providing stellar customer service.
  • Keep that professional appearance sharp and your customer service game on fire with proactive & positive vibes!
Marketing:
  • Act as a brand ambassador for the community, representing our values and commitment to excellence.
  • Outreach marketing is key to spreading the word and making sure everyone knows why our community is the place to be!
  • Participate in events we sponsor within the community as needed.
  • Ensure marketing materials are not just good but fabulous —every single day! From doormats, signage, flyers to collateral & swag – it’s all got to look sharp and be on brand.
  • Complete the weekly digital marketing audit diligently to ensure we are providing prospects with a seamless & sensational experience throughout their journey.
  • Craft social media posts that offer a peek into our authentic capturing hearts, converting prospects & building a tight-knit community among our residents. Communicate with 3rd party social media vendor to ensure their posts are on brand.
  • Assist in planning the social calendar of events for the month and communicate these via various platforms.
  • Create partnerships with local businesses to bring unique experiences and collaborations to the table that not only expands our influences but sets us apart from our competition.
  • Design on-brand event flyers, notices, social media posts, specials, etc in Canva.
  • Stay on top of our internal and external reputation with the services we have in place (J. Turner & Reputation.com).
Administrative:
  • Be the go-to guru for notices—generate, prepare, and distribute them like a pro!
  • Keep the vibes fresh with a clean, organized workspace that's always ready for action!
  • Start and end each day like a boss with routines that set the tone for success!
  • Every call is an opportunity to shine—answer them all like a superstar!
  • Dive deep into details, keeping files up-to-date with precision!
  • Walk the walk with residents, ensuring every move-in is smooth!
  • Stay on top of communications, documenting every interaction like a pro!
  • Handle move-ins, move-outs, and renewals like a champ!
  • Service requests? Handle them swiftly and efficiently!
  • Learn and grow—participate in trainings and events that elevate your game!
  • Be the life of the party! Assist in planning and rocking resident functions!
  • Stay on top of company policies & roll-outs, implementing them with confidence!
  • Report anything out of the ordinary, if you see something, say something!
  • Be the ultimate team player—ready to lend a hand as needed!

Basic Qualifications:
  • Above average telephone and communication skills including the ability to read, write and comprehend the English language at a fluent and professional level
  • Strong analytical and problem-solving skills
  • Attention to detail and exceptional follow through
  • Ability to multi-task in a fast-paced, ever-changing environment
  • Ability to walk the community (both indoor and outdoor areas) extensively several times each day – you’ll get your steps in without even trying!
  • Proficiency with standard office equipment including computers, iPads and tablets, MSOffice suite (Excel, Word, Outlook), calculators, fax machines, and electronic check scanners
  • Proficiency in math with skills included but not limited to the ability to calculate pro-rations, bank deposits, time keeping records, etc.
  • Must possess and maintain a valid driver’s license and adequate car insurance
  • Must have reliable transportation to conduct market surveys, shop comps, attend local events, make bank deposits, attend training/meetings, visit area business/deliver marketing materials, procure supplies for community functions, etc.
  • Must always maintain a professional appearance and demeanor
  • Ability to work flexible hours, including weekends.
  • Overnight travel will be minimal but may be required for company-wide events. We promise to make it a good time!
