Self Help Services is Hiring a Lead Building Operations Manager Near Durham, NC

The Lead Building Operations Manager is responsible for managing Self-Help’s in-house team of Maintenance Supervisors and third-party maintenance contractors, overseeing the continuous operation of all building systems within Self-Help’s growing portfolio of commercial office buildings. This role ensures smooth communication with other members of the Property Management team and collaborates with the Energy Manager to advance the company's sustainability and carbon reduction goals.
Proficiency in work order and equipment inventory systems, energy management systems, building management, and lighting control systems is required. Additionally, this role will oversee major Capital Improvement projects, with a particular focus on full HVAC system replacements. The position includes managing engineers and maintenance staff, developing maintenance objectives, ensuring safety compliance, and overseeing infrastructure documentation and regulatory compliance. The Lead Building Operations Manager is also responsible for creating and updating building O&M manuals and maintenance checklists, maintaining equipment and inventory lists, onboarding new properties, and will be called upon to provide input and guidance on new acquisitions as needed. Some travel within and outside of North Carolina will be expected.

WHAT You'll Do:

  • Oversee the maintenance and continuous operation of all building systems across a growing national portfolio.
  • Identify building-specific maintenance objectives and incorporate them into a documented plan with preventive, predictive, and reactive procedures.
  • Ensure compliance with all local codes and regulations related to building operations.
  • Monitor activities of staff and contractors working within the buildings, ensuring compliance with critical functions and work procedures.
  • Identify and remediate safety hazards to ensure a safe environment for building staff and occupants.
  • Maintain infrastructure and compliance documentation, including digitized building drawings and MEPs.
  • Keep records of building rounds, readings, engineering logs, and data sheets.
  • Proficiently use work order and equipment inventory systems, energy management systems, building management, and lighting control systems.
  • Create and/or update standard operating procedure manuals (SOPs) detailing essential tasks for overall operations.
  • Create and update building O&M manuals and Fire/Life Safety plans, conduct fire/life safety drills.
  • Provide backup coverage for Maintenance Supervisors, including occasional after-hours on-call responsibilities.
  • Supervise and manage Maintenance Supervisors, including hiring, training, and professional development.
  • Coordinate and/or identify training opportunities and provide backup coverage to enable Maintenance Supervisors to pursue additional certifications and professional development coursework or seminars.
  • Project plan and execute major Capital Improvement projects, with a particular focus on HVAC replacements, in close collaboration with the Energy Manager, to align with Self-Help’s carbon reduction and sustainability goals.
  • Assist in developing an operating budget and capital plan for infrastructure upgrades, equipment replacements, and building modifications.
  • Ensure proper planning, execution, and close-out of major projects in accordance with industry practices.
  • Provide thought support and guidance to Project Management and Construction teams in the development, acquisition, and onboarding of new assets into the project pipeline.
  • Act as a change agent to drive Self-Help’s economic inclusion initiatives by integrating supplier diversity and the use of businesses owned by women and people of color in third party contracting and vendor management for relevant products and services
  • Perform other duties as may be deemed necessary.

WHAT You'll Need:

  • High School Diploma or equivalent.
  • 9 years related work experience in the commercial real estate industry, maintaining multiple buildings or a minimum of 200,000SF of commercial office and/or retail space.
  • Minimum of 3 years prior experience managing other commercial building maintenance staff.
  • Must be licensed in Commercial HVAC and OSHA certified.

  • Working knowledge of computer applications including Word and Excel.
  • Experience with Building Management Systems and work order systems is essential.
  • Demonstrated verbal/written communication skills.

  • Ability and willingness to work beyond normal work hours, as needed.
