We are looking for an experienced maintenance person to join our team in supporting three apartment complexes in the Sebring/Avon Florida area. All three complexes are within close proximity to each other, with the furthest two separated by only 4.5 miles.

This is a full-time position supporting 62 apartments. We provide all services in-house as much as possible. Responsibilities include the following:

- Complete turnovers

o Cleaning top to bottom

o Painting

o Repairs

§ Minor appliance

§ Plumbing

§ Minor electrical

§ Painting

§ Flooring – tile, laminate, light carpet

- Emergency and wear & tear repairs

o Minor appliance

o Plumbing

§ Drain and sewer snaking

§ Water heater repair/replacement

o Minor electrical

o Painting – we will be painting all properties

o General anything repairs

- Appliance and Air conditioning

o Basic air conditioning troubleshooting and preventive cleanings

o Basic appliance repair

- Management

o Rents are placed in drop boxes and need to be collected and deposited

o Light office work

We are looking for a well-rounded responsible maintenance person. Someone who will help us not only maintain the properties, but also help us move them to their next level as well. We believe in providing functional and affordable housing to our residents and in return we expect them to be respectful of their neighbors and the properties.

The qualified candidate will need the following skills:

- Reliable

- Ability to work unsupervised

- Provide “quality” maintenance solutions, no hacks please

- Someone who is proud of their work

- Has their own tools

- Transportation to and from work

o Driver’s license with good driving record

o We provide a van, but you must get to property to start the day

- Ability to lift minimum of 50 lbs on their own

- Basic computer skills – ability to update maintenance logs and print them, log payments, print emails

- Air Conditioning - IMPORTANT

o Must have basic ac repair skills

o Must have ac cleaning skills

- Electrical - IMPORTANT

o You must have good electrical skills and knowledge of Basic repairs – replace outlets, GFIs, switches, lights, etc

o Repair/Replace old wiring

- Plumbing - IMPORTANT

o Drain and sewer clearing using mechanical snakes

o Basic everyday plumbing issues

§ Faucet drips

§ Drain leaks

o Water heater repair and replacement

o Copper pipe soldering skills

o Two of the properties have wells and so basic pump, pressure switch, etc skills

- Appliance skills – basic stove and range repair, fridge drain clearing

- Painting

o Interior/exterior – paint on the walls and trim, not on doorknobs, hinges, window

o Have you used a sprayer?

- Carpentry

o All types – the end product is solid, finish quality

Basically, we are looking for the “well-rounded” handyman. A person who can work on their own and believes in quality work. Our goal is to provide our residents with great maintenance and homes. We are looking for someone to help us bring clean, functional, affordable housing to our residents.

The person we are looking for knows building maintenance is about everything and what we outlined above does not begin to capture what can and will go wrong. The biggest qualities are reliability, honesty, desire to be great and provide quality solutions each and every time.

Work Schedule – 40 hours per week, flexible scheduling, week is from Saturday through Friday

Compensation

- Based on abilities

- Paid weekly or bi-weekly

- 10 Paid Personal Days after 1 year

- Paid holidays after 1 year – Memorial Day, Independence Day, Thanksgiving, Christmas, Veterans Day if you are a vet

Pay: $22.00 - $25.00 per hour

Expected hours: 36 – 40 per week
