Position: Handyperson/Assistant to General Contractor - Seeking Residential Real Estate Home Improvement Highly Skilled Handyperson

Starting Wage: $20-$40 per hour based on background, abilities, experience, etc. - see below.

Company purpose summary:

Seashore Equities, LLC is a highly successful, closely held, private investment company. Our online presence is very minimal, on purpose, for privacy reasons. A significant part of our work is providing extensive property management services to the company’s client portfolio of high-end luxury residential real estate located in: Laguna Beach, San Juan Capistrano, Laguna Niguel, and Dana Point. Properties are within a 10-mile radius of our ocean front Monarch Beach corporate office.

Details about the position:

We seek a skilled and reliable handyperson who takes great pride in their work and can work full-time hours in the cities listed above. This handyperson will assist and work under our licensed general contractor.

Our organization offers to each of our client homes property maintenance, management, and remodel services. Our expectations are for the quality of work to match the level of the high-end custom homes we assist. We seek an individual with a wide breadth of skills who proactively seeks out repairs and ways to repair in a cost-effective way. This very important position requires communication with our licensed, independent general contractor, property owner, renters, sub-contractors, and Seashore Equities employees. Excellent communication and organizational skills are essential. English is preferred. Speed as well as quality are required. Meaning; Be a diligent worker.

Principal Responsibilities:

  • Work alongside our licensed general contractor to remodel properties from start to finish. This includes foundation, framing, plumbing, electrical, HVAC, insulation, drywall, carpentry, interior finishes, and exterior finishes.
  • Perform repair tasks including electrical, plumbing, drywall, routine painting, woodworking, carpentry, and other home improvements.
  • Regularly inspect homes and detect proactive preventative maintenance
  • Work with other property professionals (i.e. gardeners, swimming pool maintenance, general contractors, etc.) to ensure work is completed timely, on budget, and up to regulatory standards.
  • Work with the property gardener to ensure the sprinkler system is in good working order and adequately watering all areas of the yard.
  • Conduct performance assessments on home systems such as: HVAC, water heater, water softener, water filtration, and kitchen appliances to ensure that everything is working properly.
  • Respond to renters requests for repairs and questions about how to operate and maintain the home’s equipment.
  • Perform annual tasks such as cleaning out gutters, powerwash outdoor areas, furnace filters, general maintenance, etc.
  • Repeat visits to/from hardware stores, hard and soft surface warehouses and showrooms, slab yards, the dump, and other work related locations
  • Performs other work-related duties as assigned

  • Framing
  • Plumbing and electrical skills
  • Insulation, Drywall, and painting
  • Carpentry skills (baseboard, crown molding, and trim installation)
  • Door and window hardware repair skills
  • Landscaping sprinklers skills
  • Ability to work with hardware tools and power equipment
  • A proactive approach to problem-solving through team work using text photos, FaceTime and email.
  • Reliable attendance, punctual on time work arrival
  • English/Spanish bilingual is preferred

Physical Requirements

  • Ability to push/lift up to 50 pounds
  • Ability to climb ladders
  • Bending at waist, sitting, kneeling, climbing, walking, crouching as job may require
  • Working in high noise levels requiring hearing protection provided by our company
  • Working around lubricants, solvents, batteries, cleaning fluids, paints

Job Type: Full-time M-F (company is closed on Saturdays and Sundays) 8:30am-5pm

Compensation: This position is currently paid by hourly wage. We are offering a wage of $20 - $40 per hour depending on skills and experience.

Benefits: Medical, dental, and vision insurance will be offered at the time of hire in accordance with our company employee handbook. This insurance normally becomes available on the 90th day of employment, and in keeping with State and Federal law. The company offers a high quality HMO or PPO health plan through United Health Insurance, or similar. Shared expense is based on the plan selection. Our company's paid portion will be explained in more detail if interviewed. The company offers a reliable choice of various health plans, some of which may be at the employee’s increased expense based on the employee’s choice of coverages and/or product selection. Highly important note: If health insurance is not needed or wanted, a higher wage (salary) for this position may be negotiated.

Holiday Pay, Vacation Pay, Unpaid Time Off, Bonus Pay:

*Seven paid holidays annually.

*Vacation pay: one week accrued paid vacation (five days) after the first year of employment. Two weeks of paid vacation (10 days) after three years of employment. Potential for up to three, even four weeks of annual paid vacation based on: longevity and outstanding work performance (at the company’s discretion).

*Reasonable “Time off without pay” is a routine possibility with enough proper notice – at the company’s discretion.

Work Schedule: M-F, eight-hour shift with two ten minute breaks, a thirty minute to one-hour lunch break, based on the company and its executives work schedule, particularly the general contractor’s, work schedule. Routine start time, with some rare exceptions is 8:30 AM – to 5:00 PM, with a 30-minute lunch break. If preferred, a one-hour lunch break is optional, and/or required; the finish time would then be thirty minutes later. Lunch often fluctuates from 30 minutes to one hour at the company’s discretion, based on the general contractor’s daily schedule.
