Job Description:
We are seeking a highly skilled Maintenance Supervisor to join our team at our high-rise apartment complex. As the Maintenance Supervisor, you will play a crucial role in ensuring the smooth operation and upkeep of our property. This position requires a combination of technical expertise, leadership skills, and a commitment to delivering exceptional customer service.
Responsibilities:
1. Maintenance Oversight: Oversee all aspects of property maintenance to ensure all tasks are completed efficiently including but not limited to HVAC systems, plumbing, electrical, and general repairs.
2. EPA Compliance: Ensure compliance with all EPA regulations and guidelines, particularly in relation to refrigerant handling and disposal. Maintain up-to-date EPA certification.
3. Accountability: Implement and enforce maintenance protocols and procedures to ensure accountability and consistency in work quality.
4. Customer Service: Prioritize legendary customer service by promptly addressing resident maintenance requests and concerns. Strive to exceed resident expectations at all times.
5. Vendor Relationship: Coordinate with external vendors for specialized maintenance tasks and repairs. Ensure vendors meet our standards for quality and professionalism.
6. Cost Saving: Assist in managing the maintenance budget. Identify cost-saving opportunities without compromising on quality.
7. Preventive Maintenance: Implement and oversee preventive maintenance programs to prolong the lifespan of equipment and prevent costly repairs.
8. Safety Compliance: Maintain a safe working environment for maintenance staff and residents. Ensure compliance with all safety regulations.
9. Documentation and Reporting: Keep records of maintenance activities, including work orders, inventory, and equipment maintenance schedules.
Qualifications:

• Minimum of 5 years of experience in maintenance, with at least 2 years in a supervisory role.
• EPA certification for refrigerant handling and disposal is required.
• Strong plumbing experience is essential.
• Proven track record of delivering exceptional customer service in a residential or hospitality environment.
• Excellent leadership and team management skills.
• Solid understanding of building systems and maintenance procedures.
• Ability to prioritize tasks and manage time effectively in a fast-paced environment.
• Strong communication and interpersonal skills.
