Santa Barbara Community Housing Corporation is Hiring a Lead Maintenance Technician Near Santa Barbara, CA

As a SBCHC’s Lead Maintenance Technician, you will be responsible for performing routine maintenance and repairs in multifamily residential communities. You will operate building systems and related equipment and tools to complete tasks to SBCHC’s quality standards and resident’s satisfaction. You will be required to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with SBCHC’s quality customer satisfaction standards. Must have an excellent sense of organization, direct and tutor your team; demonstrate a very high level of knowledge of construction trades. Provide excellent customer service and be able to solve any complaint from tenants, vendors the most accurate and polite way possible. Ensure maintenance expenses are according to budget. Direct and manage the work orders to be complete by your team, supervise during and follow-up after completion.

Your Responsibilities include, but not limited to:

  • Apply advance skills of the following trades: electrical, carpentry, plumbing, painting, carpet care, flooring, drywall/stucco repairs general appliance repair, etc. to ensure quality maintained apartments and communities.
  • Perform routine service repairs, and preventative maintenance of all aspects in apartments, common areas, grounds and communities.
  • Complete resident-requested repairs and service within the required time frame (24 hours).
  • Complete all assigned maintenance work on vacant units within SBCHC’s standards.
  • Perform On-call service requests and emergency calls.
  • May participate in routine inspections (including, move in/out, preventative maintenance, appliance, Housing Authority, etc.).
  • Perform general maintenance and cleaning of common areas, maintenance shop, company work trucks, trash, graffiti removal for all the properties.
  • Report any maintenance concerns for repairs on apartments, community and/or common areas to supervisor/manager or management staff.
  • Maintain and updates all assigned service requests using Maintenance’s hard copies, until assignment is completed and closed including pictures before and after.
  • Demonstrate the appropriate and safe use of standard hand and power tools, equipment.
  • Comply with all OSHA safety regulations, local applicable laws regarding health, safety or environment and SBCHC’s Standard Operating Procedures and Policies.
  • Tutor all team members to perform their duties the most safe and efficient way.
  • Understand and follow safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.

Qualifications:

What You Need for Success:

  • 3-5 or more years proven related maintenance experience preferred.
  • Advance level understanding or experience in trades: electrical, carpentry, plumbing, HVAC (electric/Gas Force Air and wall Furnaces), painting, carpet care, appliance repair.
  • Consistently and fairly enforce community rules and regulations Standard Operating Procedures
  • Comply with all Fair Housing Laws
  • Promote a professional image/conduct by adhering to SBCHC's Policies
  • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing SBCHC
  • Working/troubleshooting and knowledge of appliances.
  • Competent skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
  • Effectively communicate in English and Spanish to interact with co-workers, managers, vendors or residents sufficient to exchange or convey information and to give or receive work direction.
  • Basic computer skills (able to operate mobile device, camera, PC).
  • Ability to operate a motor vehicle (valid license required); Must have a CLEAN DMV RECORD, will require use of company vehicles.
  • Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
  • Must be able to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings and other work-related activities.
  • Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; Appliances, vinyl, tile flooring, carpet and other building supplies to complete work orders, frequent reaching, stooping, bending and kneeling; extensive walking and standing, ability to climb up and down stairs/ ladders.
  • Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises. Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to safely and successfully perform the essential job functions consistent with ADA, and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.
