    MAINTENANCE MANAGER
    Purpose Statement:
    The job of Maintenance Manager is done for the purpose of establishing and maintaining safe facilities, in good working order and in support of the mission of USD 305. Directly leads and supervises 4 skilled tradesmen and one first-line supervisor. Reports directly to the Executive Director of Maintenance and Operations.
    Essential Functions
    • Leads and supervises skilled tradesmen to establish and achieve department goals.
    • Leads and supervises grounds maintenance team to achieve department goals.
    • Provides visioning and establishes and executes operational systems and procedures to improve and sustain effectiveness and efficiency in district and building level construction and maintenance projects/tasks.
    • Projects/tasks include, but are not limited to: multi-disciplined repair/construction projects, flooring repairs and replacement; wall repairs and painting; minor renovations; asphalt and concrete repair and replacement; playground equipment repair and replacement; wood and metal fabrication; furniture maintenance, replacement and inventory; roofing repairs and replacement; door repairs and locksmithing; and required asbestos and lead monitoring.
    • Serves as the District manager for computerized maintenance management system (CMMS).
    • Prepares various reports (e.g. preventive maintenance schedules, work and vacation schedules, work orders, requisitions, employee time sheets, annual budget requests, etc.) for the purpose of providing written support and/or conveying information.
    • Recommends policies, procedures and/or actions (e.g. equipment, products, vendors, etc.) for the purpose of providing information and/or direction that ensures efficient operation of assigned areas and regulatory compliance.
    • Responds to immediate safety and/or operational concerns (on call 24 hours a day) for the purpose of taking appropriate action to resolve immediate safety issues and maintaining a functioning environment.
    Other Functions
    • Assists with snow removal operations for the purpose of maintaining a safe environment.
    • Assists other personnel for the purpose of supporting them in the completion of their work activities.
    • Attends meetings and workshops for the purpose of conveying and/or gathering information required to perform functions.
    • Other duties as assigned and in support of the mission.
    Job Requirements: Minimum Qualifications
    Skills, Knowledge and Abilities
    SKILLS are required to perform multiple, technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include: planning and managing projects; leading skilled workers; developing and implementing operational systems; preparing and maintaining accurate records, operating equipment used in industrial cleaning, maintenance and construction; adhering to safety practices; handling hazardous materials.
    KNOWLEDGE is required to perform basic math, including calculations using fractions, percentages, and/or ratios; read a variety of manuals, write documents following prescribed formats, and/or present information to others; and analyze situations to define issues and draw conclusions. Specific knowledge required to satisfactorily perform the functions of the job includes: methods of commercial construction; methods of developing and conveying operational systems; read and interpret blue prints; safety practices and procedures.
    ABILITY is required to schedule a significant number of activities, meetings, and/or events; gather, collate, and/or classify data; and consider a variety of factors when using equipment. Flexibility is required to independently work with others in a wide variety of circumstances; work with data utilizing defined but different processes; and operate equipment using a variety of processes. Ability is also required to work with a diversity of individuals and/or groups; work with a variety of data; and utilize a variety of job-related equipment. In working with others, problem solving is required to analyze issues and create action plans. Problem solving with data may require independent interpretation; and problem solving with logistics is moderate to significant. Specific abilities required to satisfactorily perform the functions of the job include: adapting to changing work priorities; communicating with diverse groups; maintaining confidentiality; meeting deadlines and schedules; setting priorities; leading a team and working as part of a team; working with constant and sustained interruptions.
    Responsibility
    Responsibilities include: working under very limited supervision to standardize and implement practices, processes and/or methods; directing persons within a small work unit; and monitoring budget expenditures. Utilization of some resources from other work units is often required to perform the job's functions. There is a continual opportunity to have a significant impact on the District’s services.
    Working Environment
    The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 10% sitting, 70% walking, and 20% standing. The job is performed under some hazardous conditions and in in-door and outdoor atmospheres.
    Experience
    Job related experience within specialized field with increasing levels of responsibility is required.
    Education
    High School diploma or equivalent, College degree and/or tech training preferred.
