Open Internally until: March 21, 2024Open Externally until: March 28, 2024Department: Resident Services Accountable to: Assistant Rental Administrator Class Summary: Incumbents are responsible for determining eligibility or continuing eligibility for Public Housing or Section 8 Program assistance, processing rental applications, calculating rent values, and for scheduling and conducting showings of dwelling units to public housing applicants.Distinguishing Characteristics: The Resident Services Technician is the first level of a three-level rental series. The Resident Services Technician is distinguished from the Resident Services Supervisor by its responsibility for processing rental applications and calculating rent values, scheduling and showing dwelling units and its non-supervisory duties. Position Summary: Incumbents are responsible for determining if applicants meet eligibility requirements; calculating rent; assigning preference points; interviewing applicants; sending out third party verification forms; maintaining waiting lists; responding to questions and explaining regulations and procedures to the general public and applicants; processing a variety of forms and documents; preparing related correspondence and reports.
EXAMPLE OF DUTIES
1. Responsible for the timely processing of public housing applications. Schedules interviews daily to assure that adequate number of files are available to maintain desired turnaround time and occupancy rate. Interviews applicants from the waiting list in order to obtain information regarding their housing history, criminal record, income and asset information, household composition, and necessary accommodations for elderly and disabled applicants. Percent of time 35%2. Ensures accuracy of public housing waiting list data. Cancels files, changes preference points and/or bedroom size on the computer as needed and updates file records as changes occur. Recommends which files will be submitted for housing and which files will be submitted for denial based on information obtained through the screening process. Percent of time 30%3. Maintains the accuracy, efficiency and timeliness of applicant screening and tenant selection process for public housing eligibility. Determines applicant eligibility; reviews application for accuracy with regard to preference points and bedroom size. Advises applicants of status on waiting list. Mails income source, landlord references, criminal background and any other relevant information. Percent of time 15%4. Responsible for ensuring accuracy of rent calculations, immigration status, Social Security numbers, etc. Percent of time 15%5. Maintains established PHAS standards with regard to occupancy rate and turn around time. Percent of time 5%6. Responds promptly, courteously and professionally to applicant, landlord, general public and staff inquiries. On-going7. Must abide by all Board approved policies, policies prohibiting discrimination and harassment, executive communications, administrative procedures, and safety procedures established by the PHA. On going8. Must travel to various PHA sites and other locations that are required by the nature of the work. As Required9. Performs other duties of a similar nature or level. As Required
SUPPLEMENTAL INFORMATION
