JOB TITLE: Building EngineerPROPERTY: THE 501 AT MATTISON ESTATE DEPARTMENT: Maintenance REPORTS TO: General Manager FLSA STATUS: Exempt POSITION SUMMARY: The Building Engineer is responsible for the safety, maintenance, and general upkeep of the physical plant and manages all maintenance and housekeeping personnel. These activities will fulfill the SageLife Mission and demonstrate the We Care Values and the Sage Associate Promise: OUR WE CARE VALUES Work as a Team Exceptional Service Always Commitment to the Sage Community Anticipate Residents’ Needs Respect for Residents, their Families and Each Other Exercise Common Sense SAGE ASSOCIATE PROMISE Live the Values Be Welcoming Be Helpful Be Conscientious Be Accountable Be Open Take Pride in My Work & Myself PRIMARY JOB DUTIES: Practice the Sage Way – We Care Values and Sage Associate Promise Management of Staff · Provide management for the Maintenance and Housekeeping staff, which includes interviewing, hiring, training, wage and salary administration, performance management, and ensuring consistent application of policies and procedures. Ensure that staff is performing job duties in accordance with the We Care values. · Ensure staff is trained on appropriate use of cleaning solutions and products and MSDS compliance. Facility Management · Manage the maintenance and operations of the community’s HVAC, refrigeration, plumbing, electrical, safety, internet, wireless network, and communication systems. · Manage waste disposal, snow removal and pest control operations, vendors, and contracts. · Supervise renovations and major projects at the community and manage contractors and vendors that are performing repairs, maintenance or projects at the community. Life Safety · Oversee fire and disaster drills at the community and ensure compliance with all safety and licensure codes. · Manage the response to emergencies and weather-related events that impact building operations. · Act as liaison to local building inspectors, the fire marshal, and the local health department. · Ensure the maintenance of the community’s emergency call and wander management systems. Customer Support · Supervise the housekeeping services for residents’ apartments and the common areas of the community building, to include scheduling, training and coaching of staff. · Coordinate and ensure responsive maintenance services for residents and other departments. Financial Management · Prepare the annual Maintenance department budget and manage departmental performance to the budget. · Develop annual and long term capital expenditure budget for the property, and manage performance to the budget. Keep current with state and facility required annual training. Perform other duties as assigned. QUALIFICATIONS: Education: High school or GED equivalent. Experience: 5 years’ experience managing the safety and condition of a physical site, with at least 3 years’ experience in an apartment community. Experience in disaster response management. Skills: Demonstrated leadership abilities. Strong organizational and computer skills, with a working knowledge of Microsoft Office, including Word, Excel, and PowerPoint. Familiarity with emergency call systems. Excellent interpersonal and communications skills. Able to naturally engage with families, residents, leadership team, and employees—with an approachable attitude, assertive posture and open demeanor. Able to speak, read, and understand English at a 12th grade level or higher.Bi-lingual (English & Spanish) a strong plusLicensures and Certifications: Current First Aid and CPR certifications a plus. Pennsylvania driver’s license WORKING CONDITIONS & PHYSICAL REQUIREMENTS: Ability to lift/push/pull/carry minimum of 50 lbs without assistance. Ability to lift/push/pull/carry minimum of 75 lbs with assistance. Able to bend, kneel, squat, stand, and stoop as needed. Able to safely and properly operate a motor vehicle. Able to walk up/down up to 4 flights of stairs. Other Requirements: Ability to arrive on-site within 30 minutes of being notified of an emergency.
