Job Details

Ryan Companies US, Inc. has an exciting career opportunity for a Vice President of Development! This opportunity is available in our Southeast region and will oversee the full lifecycle of speculative industrial development projects.

Some things you can expect to do:

  • Identify land for speculative industrial development projects across the Southeast region including studying growing markets and submarkets and analyzing existing and planned competition
  • Assess potential development sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, competition, city zoning and ordinances, applicable fees
  • Manage the entitlement process, determine submission requirements, schedule for required governmental approvals and permits, attending meetings and making presentations as required (City Councils, Planning Commissions, neighborhood groups, etc.)
  • Analyze the financial feasibility of all projects, develop project-specific costs budget, prepare pro formas, identify and pursuit costs forecasts, and lead the internal deal approval process
  • Work with our capital markets team and the sector leader to source debt and equity for your development projects. Analyze the disposition strategy of developed assets
  • Collaborate and lead a team of architects, engineers, and consultants through the design of your projects
  • Manage project budgets, schedules and the construction team to ensure successful project delivery and project closeout
  • Pursue build to suit opportunities associated with your projects and when assigned by the regional leaders
  • Maintain relationships with stakeholders, including capital partners, land sellers, tenants, owners, brokers and local governmental authorities in the Southeast region
  • Maintain contact with individuals and firms within the industry that help create opportunities for Ryan, including active and visible involvement in industry organizations
  • Jointly develop the annual revenue and profit goals for Ryan Companies with the sector leader and regional leaders

To be successful in this role, the following are required:

  • A bachelors degree in real estate development, finance, construction management, civil engineering, or a related field
  • 10 years of experience in commercial real estate development
  • 5 years of experience in industrial development
  • A proven ability to analyze and assess investment opportunities

You will really stand out if you have:

  • An MBA or MS in Real Estate or Finance
  • Proven experience in speculative industrial development in the Southeast
  • Existing relationships within the Southeast industrial markets and the ability to establish new relationships that result in development, design and construction projects
