Job Profile Summary

Manages a portfolio of up to 10 value-add multifamily properties, sponsored by RREAF Holdings, LLC and located throughout the Southeast US. In addition to oversight of all facets of each assets business plan, the Senior Asset Manager is responsible for payment, appeal and filing of real estate and personal property taxes; renewal and management of property insurance coverage; quarterly investor reporting; capital reserve draws; debt service payments; and any other tasks required for the successful ownership of the company's assets.

Scope Of Responsibilities

• Conduct monthly operational reviews, including financial results and management strategies for cost savings and revenue enhancements
• Asset visits 3x per year
• Designing, approving, implementing, and executing the annual budget.
• Conduct on-going review of legal documents, financial reports, operating projections, sales comps, surveys and marketing information
• Make investment decisions including renovations, major capital expenditures, rental rates and executing the strategy of the deal while navigating current market conditions.
• Interact with in-house property management company on a daily to monthly basis to oversee the full scope of operations
• Perform regular and ad-hoc financial analysis and ongoing review of revenue data, forecasts, performance metrics, and profit/loss statements
• Review asset valuations on a quarterly basis and recommend strategies to improve portfolio value
• Measures, evaluate and report on the portfolio's performance against budget and investment proforma, managing and monitoring cash flow, making strategic recommendations on asset capitalization, and preparing monthly and quarterly investor portfolio/performance reports.
• Reviews market, economic, and capital trends and factors impacting the performance of the portfolio, prepares and delivers presentations and updates to investment committee/equity partners, and participates in formulating the long-term disposition and exit strategy for the assets.
• Develops and leads revenue-enhancing and expense containment programs and initiatives at the property level, monitors resident turnover and satisfaction indicators, and identifies and acts on opportunities to drive operational excellence to enhance value.
• Interacts with the capital projects group to execute rehab and other capital improvements.

Qualifications

• Working knowledge and comfort with Financial Accounting & Real Estate Finance
• 2-4 years of experience in commercial real estate, property management or asset management, ideally with an emphasis in Multifamily
• Degree in Accounting or Finance, or experience in property management a plus
• Knowledge of and practical experience in RealPage desired
• Demonstrate relationship management capabilities with both internal and external stakeholders.
• Great communication skills.
• Highly adaptable and comfortable working in situations with ambiguity.
• Dependable/reliable and able to work flexible hours (Evenings/Weekends when required).
• Proficient with MS Office Suite, especially excel.
• Regular travel throughout USA
