Disrupt is a multi-family private equity and property management firm focused on providing investors with strong and safe returns through real estate syndications. Founded in 2017, the firm was born from a desire to create safe, quality housing through strategic upgrades, hands-on customer service-oriented management and targeted acquisitions in growing markets. Disrupt Equity Partners has two divisions: Disrupt Equity, which focuses on investments and advisors, and Disrupt Management, which focuses on multi-family property management.

Job Summary

Disrupt Management is currently seeking an experienced Make Ready to join our team!

Essential Duties and Responsibilities

• Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
• Ensure empty apartment homes are thoroughly restored to make ready status for new residents in a timely and efficient manner
• Inspect faucets, sinks, bathtubs, etc. and perform any plumbing repairs as necessary
• Fix or replace tiles, carpet, and flooring of units
• Change locks and make additional keys as needed
• Perform minor electrical repairs throughout the unit
• Remove and transfer heavy appliances and equipment from storage areas to units and vice versa
• Inspect appliances and equipment and perform minor repairs
• Assist in removing abandoned furniture, appliances, etc. to dumpsters
• Repair or replace windows, screens, hinges, sliding glass doors, latches, and locks
• Repair or replace shelves, baseboards, cabinetry, closet doors/fixtures and other minor carpentry tasks
• Repair or replace light fixtures and ceiling fans
• Perform interior and exterior dry wall and painting duties to include carrying buckets of paint from storage area to work site and back
• Complete minor and routine service requests when requested by Property Manager and/or Lead Maintenance person
• Ensure that storage areas remain locked when not in use
• Follow procedures when service requests are performed
• Perform any additional duties assigned by Property Manager and/or Lead Maintenance person

Required Skills/Qualifications

• Proven experience as Porter/Make Ready/Maintenance
• Knowledge of general maintenance processes and methods
• Working knowledge of tools, common appliances, and devices
• Manual dexterity and problem-solving skills
• Good physical condition and strength with a willingness to work overtime
• Customer service orientation
• Self-motivated, with the ability to be resourceful and creative
• Organized with the ability to prioritize and multi-task
• Team oriented with ability to work independently and with a team

Preferred Skills/Qualifications

• Certificate in EPA, HVAC, building maintenance technology or relevant field
• High School Diploma or equivalent thereof
• Bilingual (Spanish)
