Storage unit managers play a crucial role in ensuring the smooth operation of self-storage facilities and providing a safe and secure environment for customers and their belongings. The specific responsibilities and qualifications may vary depending on the size and policies of the facility and the company that employs the manager.

Qualifications:

• Previous experience as a Storage Facility Manager of at least 5 years required, and commercial property management preferred .
• Strong communication and interpersonal skills and the ability to communicate in a way that leads to rental results
• Knowledge of basic computer software and data entry.
• Ability to work independently and solve problems effectively.

Key Responsibilities:

• Facility Maintenance:
• Conduct routine inspections of the facility to ensure cleanliness and safety.
• Coordinate and Assist in repairs as needed.
• Monitor security systems, such as surveillance cameras and access controls.
• Grounds keeping and facility machinery maintenance (such as mowing, weed control, and machinery oil checks and changes)
• Customer Service and Relations:
• Greet and assist customers with their storage needs.
• Answer inquiries about available units, pricing, and rental agreements.
• Provide excellent customer service and address any customer concerns or issues.
• Build and maintain positive relationships with customers.
• Address customer complaints and concerns in a professional and timely manner.
• Upsell additional services as needed
• Rental Management:
• Promote rentals and handle the leasing process, including showing available units, preparing rental agreements, and processing payments.
• Ability to enforce delinquency payments and procedures
• Suggest upselling opportunities to current customers for additional services or larger storage units.
• Maintain accurate records of unit rentals, lease agreements, and customer information.
• Rent and Clean UHaul Trucks and Trailers and abide by the rules and regulations set by UHaul
• Security:
• Implement and enforce security protocols to protect stored items and prevent unauthorized access.
• Address security breaches or incidents promptly and in accordance with company policies.
• Administrative Tasks:
• Manage office tasks such as record-keeping, data entry, and filing.
• Maintain inventory of supplies and order replacements as necessary.
• Complete financial transactions and prepare daily reports on facility activity.

Physical Requirements:

• Ability to lift and move heavy objects and gates (up to 50 pounds).
• Ability to get in and out of as well as drive UHaul moving trucks
• Comfortable with standing for extended periods and working outdoors.

Working Conditions:

• Work on-site at the storage facility.
• Schedule Tuesday - Saturday
• Exposure to varying weather conditions.

Job Summary: As a storage unit manager, you will be responsible for the daily operations of a self-storage facility. Your primary duties include overseeing the facility, ensuring the security of the stored items, assisting customers, and managing administrative tasks.
