Rockwell Community Nursing Home, Inc. is Hiring a Maintenance Director Near Rockwell, IA

The Rockwell Community Nursing Home is "Where Community Owned Truly Makes a Difference." Rockwell Community Nursing Home is so much more than a nursing home, we are a community taking care of our community. As a staff, we have cared for our parents, grandparents, neighbors, and friends. In addition to being "home" to many, we are a rehabilitation center for those needing short-term placement following a hospitalization and a respite care provider offering short-term stays for those receiving care at home. Rockwell Community Nursing Home is a Long-Term Care and Skilled Facility.

We are looking for a Maintenance Director for our community owned, small-home like environment with 40-beds.

Under the direction of the Administrator, The Maintenance Supervisor is responsible for the maintenance the facility’s equipment, building and grounds.

Experience in maintenance, including specialized experience in plumbing, electrical, heating and cooling, painting, appliance repair, auto repair, lock repair, lawn care, etc. Knowledge in long term care regulations and fire regulations a plus.

DUTIES AND RESPONSIBILITIES

· Coordinate maintenance services and activities with other related departments

· Assist outside contractors in locating problems and help them if needed

· Properly care for and maintain tools and equipment.

· Take care of emergencies, break downs and snow removal immediately

· Perform regular monthly maintenance checks and non-routine checks of all equipment and supplies within the facility. Maintain accurate and timely records.

· Keep heating and air conditioning units in good working order

· Maintain the fire alarm and emergency generator system in good working order. Test the emergency generator system weekly. Keep required records of test results.

· Maintain the building in good repair, clean and free of all hazards. Identify problems and report them to the Administrator

· Paint and perform minor carpentry and repair work.

· Maintain the building in compliance with federal, state and local laws

· Maintain required records and reports as outlined in the guidelines and procedures of the maintenance department

· Perform administrative duties such as completing necessary forms, reports, evaluations, studies, etc., to assure control of equipment and supplies

· Review the department’s procedure manuals at least annually for revisions and make recommendations to the Administrator

· Make weekly inspections of all maintenance functions to assure that quality control measures are continually maintained.

· Make written and oral reports and recommendations to the Administrator as necessary and as required, concerning the operation of the maintenance department.

· Attend workshops and seminars for a minimum of ten continuing education units.

· Develop a priority system for unscheduled maintenance

· Identify and correct problem areas and/or the improvement of services

· Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Administrator

· Inspect and evaluate the physical condition of the facility and complete maintenance/repair tasks such as painting, repairs, furnishings, relocation of equipment, and reallocation of space to improve sanitation, appearance and efficiency. Report any unsafe condition.

· Perform and satisfactorily complete all daily assignments

· Maintain a proper inventory of maintenance supplies as needed to keep equipment operating. Report supply and equipment needs to the Administrator

· Maintain the garage and storage areas in a clean and orderly manner

· Maintain all floors and floor coverings, including cleaning, buffing, refinishing, shampooing carpets, etc., as necessary

· Assist with the inspections of the fire systems, sprinkler system and boilers.

· Perform all other duties as assigned by the Administrator

· Serve on various committees of the facility such as Safety, Infection Control and Quality Assurance. Provide written and oral reports of the maintenance activities as required by the committee’s guidelines or direction

· Evaluate and implement recommendations from established committees

PHYSICAL ACTIVITY REQUIREMENTS

Lifting Requirements. Will frequently be required to lift objects between 10 and 50 lbs. Occasionally be required to lift in excess of 50 lbs.

Carrying Requirements. Will be frequently required to carry objects between 10 and 50 lbs and occasionally be required to carry in excess of 50 lbs.

Sight Requirements. Required to have normal vision as corrected

Hearing Requirements. Required to have a normal range of hearing as corrected

Socialization Requirements. Required to be able to work with other people and have basic socialization in dealing with residents, families and visitors.

Other Physical Requirements. Frequently called upon to perform duties involving bending, pivoting, crawling, squatting, kneeling, overhead reaching, crouching and moving intermittently.

Environment:

· Subject to injury from falls, burns from equipment, odors, etc.

· Subject to reactions from dust, disinfectants and other air contaminants.

· Subject to exposure to blood, body fluids, infectious waste, diseases, conditions, etc.

· May also be exposed to hazards from equipment and chemicals
