Cleaner, Light Maintenance Technician, AD Price I, II & IIIJob Title: Cleaner, Light Maintenance Technician, AD Price I, II & III
Reports To: Community Manager
Earnings Status: Non-Exempt, $18.00- $22.00/hour depending on experience.
Summary: 
The Cleaner, Light Maintenance Technician is responsible for the overall outstanding cleanliness and daily upkeep of the property, taking pride in their craft while also promoting company mission, values, and culture and acting with the highest level of ethical standards in all situations.
Essential Functions: 
  • Maintain excellent cleanliness of common areas including hallways, stairways, community rooms and bathrooms.
  • Must have the ability to take initiative, understanding how to clean properly and thoroughly, taking pride in the outstanding quality of cleaning provided, while at the same time working collaboratively as part of a team, taking ownership and accountability. 
  • Responsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas. 
  • Perform snow removal as needed.
  • Document daily janitorial activity including problems encountered and work completed.
  • Physically walk and inspect the property daily and maintain proper cleanliness and curb appeal.
  • Maintain an adequate inventory of property supplies and equipment.
  • Report all liability, property incidents, worker injuries, accidents, emergencies, code violations, and legal and compliance directives to appropriate supervisor and/or corporate contact.
  • Assist team in performing, monitoring, inspecting, and conducting evaluations in order to prepare apartments for move in of future tenants.
  • Assist team with performing maintenance, service requests, and repairs at the designated site.
  • Assist team with performing minor and routine maintenance on all equipment, company vehicles, and tools.

  • Communicate professionally, respectfully, and collaboratively as well as act with the highest standards of ethical conduct at all times. 
Mental and Physical Demands:
  • Required to be willing to contribute to harmonious and professional workplace environment, in which all individuals are treated with respect, supporting and upholding our zero-tolerance policy for harassment, discrimination, retaliation, or other prohibited conduct.
  • Must be committed to acting with integrity and with the highest level of ethical decision-making in all circumstances. 
  • Expected to have excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills.
  • Will need to communicate professionally and appropriately with residents, emergency providers, outside contractors and all staff.
  • Must possess mechanical aptitude, skillful use of equipment and tools, and have physical and manual dexterity skills.
  • Possession and required use of a personal cell phone.
  • Must possess a valid driver’s license and New York State motor vehicle insurance along with reliable transportation.
  • Must be able to manage a flexible schedule including overtime and be on-call as needed.
  • Must be able to walk, move and transport up to 100 lb. loads, bend, stoop, climb stairs, access, and work in confined spaces as well as at heights in excess of 20 feet and have the mobility required to use ladders.
Supervisory Responsibilities:
  • This position does not have any supervisory responsibilities except as may be assigned from time to time.
Core Competencies/Qualifications:
  • High School Diploma or equivalent required.
  • Outstanding cleaning experience required.
  • General experience related to carpentry, plumbing, electrical, appliance, HVAC, and building systems preferred.
