RK Properties is Hiring a Community Director Near Orlando, FL

About Us:

RK Properties is seeking an experienced Property Manager to join our dynamic team. If you've held the role of Property Manager for 3 years or more and have a proven track record of overseeing the day-to-day operations of a 275 -unit apartment community, we'd like to hear from you. Our ideal candidate possesses a strong working knowledge of property management software, practices, and processes.

Key Responsibilities:

Overseeing and Assisting with Leasing:

  • Welcome visitors with a warm smile and introduce them to our community.
  • Conduct informative community tours for prospective residents, showcasing our amenities.
  • Ensure comprehensive guest card completion, asking key questions to understand prospects' needs.
  • Follow up on guest cards via calls, emails, or mail.
  • Review and approve applications promptly, ensuring all necessary documents are complete within 24 hours.
  • Respond promptly and professionally to the CRM Queue on a daily basis.

Overseeing and Assisting with Marketing:

  • Develop and execute innovative strategies and programs to enhance long-term residency.
  • Conduct weekly market surveys.
  • Implement marketing strategies to maintain an occupancy rate of 95% or higher.
  • Daily updates of property ads with current specials and pricing.

Financial:

  • Manage day-to-day operations to meet established operational and financial goals.
  • Accurately process and deposit resident payments, deposits, and fees daily.
  • Post late fees on the set day of each month with tenant notifications.
  • Ensure all delinquent accounts are settled by the 15th or initiate eviction proceedings.
  • Collect prior tenant balances within 30 days of move-out or refer accounts to collections.
  • Plan and control property expenditures within budget constraints.
  • Timely processing of accounts payables and SODAs with accuracy.
  • Audit, code, and mail all bills to the corporate office weekly.
  • Daily review of the income statement for errors.
  • Obtain Regional approval for major purchases.

Oversee Maintenance:

  • Ensure the property is well-maintained and free of debris, especially before opening and throughout the day.
  • Conduct daily property inspections to maintain exceptional curb appeal and prepare vacant units for new tenants within 5 days of move-out.
  • Ensure quarterly property maintenance are completed.

Reporting:

  • Timely completion and submission of all monthly reports, including weekly status reports, monthly operating reports, cash flow reports, and market surveys.
  • Accurate daily completion of payroll submissions for approval.

Knowledge, Skills, and Abilities:

  • Ability to manage a 300-unit property with minimal supervision.
  • Strong multitasking skills and deadline management.
  • Familiarity with property management software such as YARDI®, Rent Café, and YARDI® CheckScan is preferred.
  • Problem-solving skills with a professional, composed demeanor in adhering to company policies and procedures.
  • Excellent written and verbal communication skills for effective interactions with residents, employees, vendors, owners, and others.
  • Proficiency in MS Word, MS Excel, MS Outlook, and related software is preferred.
  • Basic understanding of Landlord/Tenant laws, state-specific Leases and Addendums, Fair Housing/ADA regulations, OSHA, and EPA guidelines.

Education/Experience:

  • High school diploma or GED.
  • 3 years of related experience and/or training, or an equivalent combination of education and experience.
