Rivergate KW Management is Hiring a Real Estate Analyst - Corporate NC (Charlotte) Near Charlotte, NC

ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Assist with underwriting multifamily real estate developments.
  • Perform financial projections and other analyses used in evaluating potential real estate opportunities and investments.
  • Collect, analyze and catalog project due diligence materials.
  • Assist in developing and maintaining good working relationships with clients.
  • Travel periodically to analyze markets, evaluate properties, and monitor progress of closed transactions.
  • Produce regular market performance assessment (MPA) reports utilizing Performance Analytics for client and operational and sales team members.
  • Monitors and analyzes specified residential real estate market conditions, using the area’s internal and external real estate, financial and economic data, as well as research.
  • Monitors and analyzes key demographic and economic trends in the assigned geographic market, as well as reports the key developments to his manager and end-users in the property business.
  • May also be responsible for preparing weekly or monthly meetings for the firm’s management to keep superiors updated with the developments in the industry. Will work with buyers and answers their queries about the firm’s properties.
  • Assisting manager in applying market research to help guide the benchmark underwriting and budget assumptions for assigned properties in the region.
  • Building and maintaining working relationships to acquire market insights from internal and external sources, such as lenders, appraisers, brokers and research professionals.
  • Contributing to the development of specialized research on the real estate market pertaining to geographic markets of interest and property types in order to enhance the realizable value of real estate market resources for his firm and end-users.

EDUCATION/TECHNICAL REQUIREMENTS
Bachelor's Degree in Business, Finance, Real Estate fields are preferred. Three years related experience in Multifamily is preferred. Understanding of basic real estate terms and concepts such as net leases, gross leases, contracts, rents, percentage rents, operating expenses, capital expenditures, recovery of expenses, property types. Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow, capital markets. Ability to use financial and valuation software, in particular Excel, Costar and RealPage.

LANGUAGE SKILLS:
Ability to read, write and communicate in English. Communicate in Spanish is a plus, but not required.

MATHEMATICAL SKILLS:
Ability to add, subtracts, multiply, and divides in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. People skills, ability to interact and communicate with executives, operations and clients.

COMPUTER SKILLS:
To perform this job successfully, an individual should have an advanced knowledge of Excel and financial modeling in Excel, and all Microsoft 365 applications.
