Duties: Your responsibilities as a Lead Service Technician will include, but are not limited to:

1. Regular attendance to work and maintaining a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
2. Performing all maintenance and repair work for apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds.
3. Conducting maintenance, repair, and operational tasks on swimming pool equipment.
4. Ensuring work is conducted using sound safety practices and notifying the Community Director of any unsafe conditions.
5. Completing all service requests promptly and interacting with residents to ensure satisfaction.
6. Completing turnkey work in vacant apartments, including debris removal, repairs, replacement, paint, lock & key rotation, and inspection.
7. Assisting in the scheduling process of vendors and contractors as directed by the Community Director.
8. Adhering to the maintenance portion of the Operating Budget and securing best pricing for parts and labor.
9. Maintaining inventory controls for cost-effective operations.
10. Keeping the maintenance shop organized, inventoried, and adequately stocked in compliance with OSHA guidelines.
11. Being on call for 24-hour emergency maintenance service while maintaining a professional demeanor at all times.

Qualifications: We are looking for candidates with the following qualifications:

• HVAC or EPA certification required.
• Pool operation and maintenance experience preferred.
• Minimum 2 years of related work experience preferred.
• Knowledge of electrical and mechanical aspects of appliance repair, HVAC troubleshooting and repairs, basic understanding and competency in electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems.
• Availability to work in an on-call capacity related to our 24-hour routine maintenance guarantee.
