Job SummaryThe primary responsibilities of the Porter/Groundskeeper are the upkeep of the community to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the community in an efficient manner.

Vision RequirementsConstant need to observe areas needing attention/correction, read cautionary labels, and written instruction. Frequent need to see things clearly beyond arm’s reach, observe and assist in general maintenance.
GeneralPhysically walk the community on a frequent basis and remove litter, debris, etc., from grounds. It is especially critical that the following arealways remain neat and free of littermes.
Pool Area/Recreation Areas.
Dumpster Areas.
Grounds
Walkways to and from, and in-between buildings.
Parking lots and drives.
Performs “trash-out” duties in vacated apartments.
Removes all abandoned furniture, trash, and boxes.
Transfers to dumpster or storage areas, when possible.
Clean and rake shrub areas, shovel mud when necessary; use blower to keep sidewalareawaysking areas clean of loose grass and brush.
Repair and replace windowlittererss, sliding glass doors, etc.
Performs routine maintenance on property as requested by Community Manager. Assists with various physical tasks as directed.
Assists with “make-ready” duties when requested by the Community Manager.
Helps clean and maintain storage areas.
Performs interior and exterior painting duties when requested. Carries bucket of paint from storage area to work site.
Completes minor and routine service requests when requested by Community Manager.
Follow procedures when service requests are performed.
Distributes resident communications to residents, pest control, upcoming events, notice, ad newsletters.
Performs work area clean-up and safety related duties.
