***Note: Property Manager level position requiring extensive experience in rental property management industry.***

JOB RESPONSIBILITIES:

  • Property management operations and performance of a 2 condo community sites (100 doors total now and will continue to grow each month).
  • Collaborate and problem solve with your team, which includes: Property Manager (direct supervisor), Maintenance Supervisor, and the Area Manager.
  • Perform all property management duties such as preparing new/renewal lease agreements, providing on-site customer service, performing viewings/tours, performing property inspections, maintaining accurate records, and more.
  • Working daily on-site at 1 or both communities at times.
  • Being a proactive self-starter to improve property performance - Occupancy, Vacancy, & Delinquency.
  • Improve leasing processes - marketing, prospect lead follow up, showings/tours, applications, renewals, inspections, customer service, move-ins/outs.
  • Improve maintenance processes - work order management, teamwork with maintenance supervisor, customer service, time management, personnel, inspections, move-ins/outs, turns.
  • Develop and maintain Prosperous Relationships and 5-Star Service with tenants, addressing their needs and concerns promptly.
  • Handle tenant escalation issues -- personally attend to with 5-Star Service, plus resolve the issues.
  • Effectively utilize and improve the customer relationship management system / property management system (AppFolio Property Manager) to track and document all activities - leasing, resident relations, maintenance, etc.
  • Perform property management administrative tasks to assist your teams in times of need such as preparing lease agreements, on-site service/viewings, maintaining accurate records, and more.
  • Ensure accurate data entry and record keeping by all teams for all property-related information.
  • Maintain a well-organized and POSITIVE office environment among the teams and all staff.

EXPERIENCE AND QUALIFICATIONS:

  • Strong experience of at least 5 years in rental / investment property management is required.
  • 5 years in property management of Multi-family / Apartments is required.
  • Experience at properties over 200 doors and or multi-site.
  • Proven experience in client relations with investors / rental property owners / landlords.
  • 5 years using computer software for data entry, record keeping, and communication purposes (ie Microsoft Office 365).
  • 5 years experience with property management systems (ie AppFolio, Yardi, OneSite, Rent Manager, etc), lead management systems (ie Tenant Turner, Knock), and pet verification systems (ie PetScreening.com).
  • Excellent communication skills, both written and verbal.
  • Bilingual speaking or writing in both English and Spanish preferred.
  • Ability to prioritize tasks and work efficiently in a fast-paced environment.
  • Extensive organizational skills and attention to detail.
  • Strong knowledge of rental property management principles and practices, including: Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing housing operations.

COMPENSATION AND BENEFITS:

  • Base Salary is TBD, based on experience (Estimated $45,000-55,000 pay)
  • Performance Bonus opportunities provided, paid Monthly and/or Quarterly.
  • 10 days Paid Time Off (personal days).
  • 10 days Paid Holidays (in line with Gov't/School calendar).
  • Eligible for Dental, Vision, and Life Insurance add-ons.
  • Mileage reimbursement for approved work-related in the field car travel.

JOB HOURS AND LOCATION:

  • Full-time, Monday to Friday 9:00am-5:00pm (After hours or Weekends only as needed based on demands of the job)
  • On-site locations - 2 communities in East Orlando (S. Semoran Blvd, 15 miles apart)

Additional Job Responsibilities include but are not limited to:

  • Manage staff performance in accordance with company policies, values, and business practices. In addition to interviewing, hiring, orienting, and training employees.
  • Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic property inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Assists the property’s maintenance team members in complying with the company’s standards with respect to responding and completing resident maintenance and repair service requests.

Education/Experience:

  • Employment history in residential or multi-family property management that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of a residential community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
  • Incumbent must possess a high school diploma or GED equivalent, associates/bachelors degree, and/or combination or industry experience plus the abilities below.

Language Ability:

  • Bilingual in English and Spanish is preferred.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation.

Math Ability:

  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, calculate percentages, and calculate time in order to complete financial records, budgets, timesheets and other fiscal reporting information.

Reasoning Ability:

  • Demonstrated understanding of property operations and, in particular, of lease terms and lease enforcement, including collections.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

  • Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. (including Microsoft Office products)
  • Strong proficiency in using property management software and tools, including but not limited to: AppFolio, Tenant Turner, PetScreening, etc.

Certificates and Licenses:

  • Current valid driver’s license is required.

Experience: real estate, residential, investment properties, multi-family, apartments, single family rentals, rental condos, leasing, property management, assistant property manager, leasing manager, leasing consultant, multi-site manager, assistant community manager.
